Hi, I’m Penny Oliver, Designer and owner at Breaking Down Walls, Remodeling and Interior Design. My approach is open-minded, intuitive, and client-centered. My tagline is "Remodeling and Design with Well-Being in Mind". With an MA in counseling, a BA in Art and Design, and a lifetime of experience in remodeling, I am equipped to guide you thoughtfully through any remodeling project.
Great design and successful projects are only possible with open and honest collaboration. Every decision (and there are many to be made) has a consequence and I am here as part guide, part translator: helping bring clarity to the process, turning ideas into possibilities, and navigating the decisions so that every choice reflects your vision.
I am not interested in imposing my preferences on you. I prefer to use my experience and knowledge in remodeling and design to enhance your style! Everyone has individual preferences which I will honor and respect. It is my job to help you define them! Whether you're starting fresh or reimagining what already exists, we’ll explore what matters most to you and shape the design around that.
I can guide you through each phase of your remodeling project and we will have a detailed itemized contract for each phase. You will always know where we are at in the process and how your investment is working for you.

Phase one - Floor plan design & 3D renderings

Phase Two - Finishes and Materials selection –
Helping you choose the right flooring, tile, countertops, and more. Sourcing high-quality custom or semi-custom cabinetry from various suppliers. My lack of overhead gets you the best price for cabinetry.
Phase Three - Demolition & Rebuild Management - Requires an agreement for Project Management
Overseeing construction, contractor coordination, implementation of the design plan and structural changes. Through the punchlist and final checks.
Phase Four - Full interior design – Curating furnishings, décor, and top-quality finishes for a polished final look

Pricing:
Initial free 30 minute in-home/office consultation (for locations within 20 minutes of my south lakewood studio).
My fee for Design and Planning is $95/hour... This is for creation of new floorplans depicting the finished dimensions, 3d conceptual renderings, selection of finishes, furnishings and materials. If more specific drawings with final selections of tile and cabinetry are needed there is the option to upgrade to CAD drawings. Cost for this is based on the size and scope of the project and can only be estimated after the remodeling design concept has been completed.
Full Project Management after Design phases 1&2: $125/hour or flat fee per project. Contracts and proposals are provided and agreed upon prior to each phase of the project.
Payment for phases 1&2: Half up front, half upon delivery of drawings and plans.
