- What should the customer know about your pricing (e.g., discounts, fees)?
We don’t get paid until you do. Our pricing is simple and transparent: • Tenant placement: 50% of one month’s rent after we place a qualified tenant. • Ongoing management: 10% of monthly rent. • Lease renewals: One flat lease renewal fee. That’s it. No hidden fees. No surprises.
- What is your typical process for working with a new customer?
We make the transition to property management simple and stress-free. There’s no upfront fee, and our agreement lets you cancel at any time. You can get started without risk. Just give us a chance, and we’re confident you’ll be glad you did. Once the management agreement is signed, we take over everything. That includes: • Marketing your property across major rental platforms. • Scheduling and managing showings. • Running advanced tenant screening reports (credit, criminal, eviction, income, and more). • Drafting leases through a Colorado real estate attorney. • Coordinating move-ins, maintenance, and ongoing tenant communication. If you already have a property manager or a tenant in place, we handle a smooth and professional handoff with no disruption to you or your renter. Whether you're stepping away from self-management or switching from another company, we take care of it all.
- What education and/or training do you have that relates to your work?
We bring a strong mix of professional training, franchise support, and personal experience to property management. As part of the All County Property Management network, we completed in-depth onboarding and operations training through the national franchise. We also stay current with ongoing education, including the REALTOR Code of Ethics and Colorado legal compliance. These programs help us follow industry best practices while protecting your investment. We operate under a Colorado employing broker to meet all regulatory standards. Beyond formal training, we have lived this business. After selling our home in Arizona, we spent nearly a decade as tenants in Seattle and Denver. We also traveled for a year across North America, living in more than a dozen rental homes. That gave us a deep understanding of what makes a rental feel like home and what can make it feel like a problem. We’ve also owned multiple homes, invested in rental properties, and flipped houses. Today, we live at the base of Green Mountain, which puts us right in the heart of the communities we serve. We manage properties throughout Denver, Lakewood, and Glendale, including neighborhoods like Washington Park, Hilltop, Cherry Creek, and Cory-Merrill. I also bring over 15 years of experience in operations and strategic leadership with global brands and private equity firms. We apply that same level of discipline, service, and care to every property we manage.
