For 50% of the first months rent our tenant placement includes: -Advertising your rental on over 70 websites -Daytime, evening and weekend showings -Thorough screening of tenants -Legal contract and lease signings -Collect security deposit and pet deposit -6-month renter guarantee -Move in & move out inspection reports -Utility transfers -HOA rules and regs orientation -and much more! At Dakota we are rental owners too, that's why we take pride in protecting your investments along with ours. We understand this is your livelihood and retirement and are committed to keeping our fees low while ensuring you get the most competitive rental income available. Self-managed properties are generally rented 15% under market rates; professionally managed companies carefully watch market trends and keep rents at competitive rates. Rents should have increased 15-17% from 2015!   • What is your typical process for working with a new customer?

    Typically, you will contact us and we will email or talk on the phone to answer any immediate questions. We then recommend we meet at the property to gather information to run a thorough market analysis. Meeting also allows us to get to know one another and see if we would work well together! After our analysis we can send you the forms we need that allow us to represent you and market your property as soon as possible to keep your income rolling in.

    Ann is a licensed and insured responsible/employing broker registered with the Colorado Department of Regulatory Agencies (DORA), member of the Aurora Association of Realtors and offers full service property management and real estate sales.
