- What should the customer know about your pricing (e.g., discounts, fees)?
Our fees follow these simple guidelines for different tiers of service... Tier 1 : Basic. We'll advertise and lease your property, using 5 different listing sites, including our own website. We'll leave tenant management and maintenance to you. We charge 5% of rent roll for this service. Tier 2 : Standard. We'll advertise and lease your property, using 5 different listing sites, including our own website. With standard service you also get access to our maintenance fee schedule. We charge 8% of rent roll for this service. Tier 3 : Preferred. We'll advertise and lease your property, using 5 different listing sites, including our own website. With preferred service you also get access to our maintenance fee schedule as well as full bookkeeping services using Quickbooks Online. We charge 10% of rent roll for this service.
- What is your typical process for working with a new customer?
You decide which level of service you would like, and we can tailor it to your specific needs. Every customer's needs are different, so flexibility is our priority. Once your needs are determined, we'll establish an agreement that outlines all of our standard guidelines for leasing, maintenance and management of your property.
- What education and/or training do you have that relates to your work?
We have been working in real estate in one form or another for over 20 years. Our team includes architects and construction managers who understand real estate in and around New Haven. We maintain a close network of contractors and tradesmen to ensure quality maintenance and construction for properties that we manage.
