After we postponed it for too long, we had to finally use a property management company, for the first time in our life. We had absolutely no clue what to expect. We heard already all these stories about people who lost all their money and their house in 2008 and with current situation with this Covid-19 we knew we needed something certain. Especially with the fact that we were looking for one condo for us to live in and another apartment we can rent in an affordable rate. Two friends who’ve been already taken care of Sivan recommended us to talk to her, as their experience was just great and we needed both a house for rent and first management services, but especially we wanted to feel that someone is there for us. Sivan and Liran, her business partner were so impressive from the first moment we met them. They are true professionals and they truly took care of our needs as if they were their own. They found a very nice apartment for us and they were with us to meet our potential tenants. I have been a tenant with Luxury Property Care since March 2014. I honestly can't praise this group of people enough. Liran and Sivan are professional, communicative through every phase of Miami's (maddening) home-hunting process, and so much warmer than other property managers I've interacted with who only seem concerned with numbers. The entire process--from seeing my home's listing to signing the lease--was three days (that's how long I waited for some brokers just to return an email.) A great improvement since Luxury Property Care took over management of the building. As always, direction comes from the top. Maintenance, repairs, billing and any issue(s) that need attention the response time by the Luxury Property Care team is on target and satisfaction is complete. I hired Luxury Property Care to manage my three-family rental house in April 2020, and I've been extremely happy with their professional service. The property manager Liran is amazing. They have done a good job communicating between me and the tenants. Some of my tenants do not speak English well, but Liran made things very easy for me. He made good arrangement for garbage collection, parking space, and rent payment. With Luxury’s property care management help, I've collected full rent during COVID 19, when some of my tenants are out of job. Also, when tenants report a problem, they is very quick sending someone to fix. They have a strong network of vendors including, plumbers and handymen in the area. What surprised me most was that Liran helped me to ask my previous property manager to take responsibility for a city lien violation fine that was not taken care timely and properly. - What should the customer know about your pricing (e.g., discounts, fees)?Let’s start with the bottom line – No income, no fees. What does it mean in reality? We work based on performance and only when you start receiving income, we collect our fees. Therefore: • Your property is vacant? No fees. • Searching for a tenant? No fees. • You found a tenant? That’s right, no fees. • Your tenant signed? Still no fees. • You suffer from a none paying tenant? Exactly, no fees until we replace him with a paying tenant. • Need to fix the property so it starts to produce? Not only we charge no fees, we will send you our loyal vendors to fix the problem for you. Only when you start to receive any income and your property starts to produce, we will charge you with property management fees.
- What is your typical process for working with a new customer?First of all, each customer receives the utmost care possible. We meet our clients, understand their needs and only after we have a full picture of their needs we tailor the best suit for them. In case they look for a property to invest in, we harness our experience and knowledge as investors ourselves to consider all factors, such as the market, the area and the profit they can generate from the property. In case they look for a management company our team is composed from experience property managers who go through every detail and match the exact needs of our clients with our full portfolio of services, from repairs, renovation and maintenance up to tenant communication and management. Our aim is to generate profit, piece of mind and tranquility for our clients and that's why we are always there for them, at anytime.
- What education and/or training do you have that relates to your work?Our founders, Sivan Gerges and Liran Koren, have an accumulative experience of more than 20 years in property management and real-estate investing, first as private investors and afterwards for other people. Moreover, our team includes two property managers, Chen Kodish and Juliana Poyers, each with a decade of experience in property management and a legal team with extensive knowledge and experience in real-estate law, property law, deal closing and corporate law.
