How we price By scope and surface: Roof type/size, siding material, concrete/pavers, specialty stains. Access and safety: Roof pitch/height, walkability, ladder tie‑offs, lift needs. Condition: Light maintenance vs heavy organic growth, oxidation, or post‑construction debris. Protection and compliance: Plant/property protection, runoff control, and any reclamation requirements. Efficiency: Bundled services done in one visit cost less per item than one‑off trips. Typical price ranges (ballpark) Roof soft wash (asphalt shingle): about $0.20–$0.40 per roof sq ft Roof soft wash (tile/metal): about $0.25–$0.50 per roof sq ft House/whole‑exterior wash: roughly $0.15–$0.30 per wall sq ft (or common flat packages) Driveways/sidewalks/pavers: about $0.12–$0.25 per sq ft Pool deck/lanai/cage: about $0.15–$0.30 per sq ft Gutter whitening/brightening: about $1.00–$2.00 per linear foot Specialty stain treatments (rust, battery/irrigation stains, efflorescence, oil): quoted per area and severity Paver sealing (optional): typically $1.00–$2.50 per sq ft depending on sealer and joint sanding Note: We confirm exact scope and pricing in a written estimate before work begins. Discounts and ways to save Bundle and save: Combine roof + house wash + driveway for the best per‑surface pricing. Maintenance plans: Annual or semiannual cleanings cost less than as‑needed one‑offs. HOA/neighborhood group rates: Tiered discounts based on number of homes scheduled the same week. Commercial/portfolio pricing: Volume rates for property managers, HOAs, multifamily, and repeat sites. Off‑peak scheduling: Occasional seasonal promos for weekday/shoulder‑season work. Payment method: We accept ACH/check; card payments are available and may include a standard processing fee. ACH/check avoids that fee.
- What is your typical process for working with a new customer?
Initial contact and goals: Discuss what you want cleaned (house siding, roof, driveway, deck, fence, patio furniture, etc.), problem areas (mildew, rust, oil, efflorescence, oxidized siding), water access, and timing. Explain methods: soft washing for delicate surfaces (vinyl, stucco, roofs) vs. pressure washing for durable surfaces (concrete, brick, some wood with care). Written estimate and scope Transparent quote breaking out areas, methods, detergents, and any stain treatments. Include timing, water usage estimate, protections for plants/property, and insurance/bonding info. Outline what’s included (pre-soak, agitation where needed, rinse, light debris removal) and optional add-ons (sealing, rust or oil treatment, gutter whitening).

As a Florida-certified roofing contractor, we clean with the same care we build. Our soft-wash roof cleaning removes algae, mold, and black streaks without high pressure—protecting shingles, tile, and metal per manufacturer and ARMA guidance. For driveways, pavers, pool decks, lanais, and fences, we use professional pressure washing with the right detergents and tips to lift stains safely and evenly.
