I will be using Rob to manage a new property that I purchased for about 5 years. I honestly would say Rob has worked harder for me than anyone else ever has, he is very knowledgable, honest, makes himself available around the clock, enjoys his work, and always looks out for my best interest.

If you're an out of town investor like me, having a good property management company is priceless. Most of the property managers I've dealt with in the past really didn't seem to care about me or my properties; they only cared about doing the least amount of work and collecting their fee. Rob at PMI Paradise Properties is the exception to that experience. He's the guy that will go the extra mile to ensure your property is properly cared for and you get the highest rent with well qualified tenants. He treats the property like it's his; what a refreshing thought! Until now I have never had a Property Management company I have been able to give a 5 star rating. Thank you Rob for being that guy!!

I'm sorry to hear that you're dissatisfied with our services. As you know we agreed that I would provide vacation rental services on your property while you were out of town. Of the four guests that stayed in your home during that time, three of them left reviews, all of which were five star. After a two months you returned and asked that I cancel all subsequent(4) bookings, which I did with huge regret for the guests whose vacations were disrupted. You were dissatisfied with the cleanliness of your home when you returned. I was there for cleaning three days earlier and the house was in good shape. You insisted that it still needed to be cleaned, so I took that cost on out of pocket to provide house and carpet cleaning for you. We went to great lengths to ensure your satisfaction as well as the guest's satisfaction. "If you do have any further concerns, please call or email me directly so we can work it out."

What should the customer know about your pricing (e.g., discounts, fees)?
My basic management fee for residential, vacation, and commercial rentals is 10%. There are a number of items such as renters liability insurance, stringent background checks for criminal, credit, and previous rental history that are mandatory and paid by the renter which I insist on.
What is your typical process for working with a new customer?
Typically I meet the property owner in person or via phone to determine what their exact needs and wants are, and to explain what I have to offer that will meet those needs/wants. We will discuss subjects such as housekeeping and landscaping, fees, rental pricing, and use of the owner's portal for 24/7 access to view live accounting, etc. From there we will either execute the contract or give the owner all the time they need to make the decision. I do not believe in any type of high pressure sales behavior.
What education and/or training do you have that relates to your work?
I am a licensed Realtor who specializes in all types of rentals, and occasionally will help a client when they decide to sell. I am also a member of NARPM, and Palm Coast Realtor's Association. I have been to/taken an amazing number of classes and seminars related to my business.
