- What should the customer know about your pricing (e.g., discounts, fees)?
My pricing is uncomplicated: 1/2 mo rent for a new tenant, 8% second and subsequent months. No fee for lease renewal with current tenant. $250.00 to oversee tenant eviction (at inception, no charge if you are a present client) plus attorney fees ($600-$1000 average) No fees to oversee repairs, getting bids for roofs, AC units, etc. NO fee for putting up hurricane shutters!!
- How did you get started doing this type of work?
it was a natural..I worked for HUD (Housing & Urban Development) for 20+ years in the Multifamily Division; I reviewed National property management companies for their management practices and for following HUD regulations, hell, I even wrote part of the management review questionnaire that HUD still uses .
- What types of customers have you worked with?
Marketing the property, all are unique, and each deserves a separate plan. Having open houses for rental (how many management agents do that ?), screening potential applicants, getting the best repairs/replacements without breaking the bank, inspecting the unit in & out every 3-4 months. Issuing three day notices for late rental payments. Hiring the right attorney for evictions.
