- What should the customer know about your pricing (e.g., discounts, fees)?
Pricing is not a set model. A mobile home on a leased lot is much harder to sell than a model home in a prime area of town. Some homes need more to sell in a reasonable time frame. If you have a set price and a set marketing plan, everyone gets short changed. With that said - "I will meet or beat any agent's written quote for identical full service real estate services"
- What is your typical process for working with a new customer?
Normally for a buyer I will send a group of listings and meet at one of them to show the property and gain an understanding about what they really want. The face to face interaction is key in finding out about a customer. For listings, I normally complete an initial valuation of the home and set an appointment to view the home and discuss any questions they may have. Normally it is about a 2 hour consultation with no up front cost.
- What education and/or training do you have that relates to your work?
I am a licensed real estate broker in 2 states, FL and KY. I also have held my Series 7 and 66 licenses (financial securities) for all 50 states along with my national mortgage registration ID. I do a lot of networking sessions with seasoned agents in the industry. I have worked as a regional mortgage supervisor and am familiar with all types of loans including, FHA/VA, Conventional (conforming and Jumbo), USDA/Rural Development, Bond Loans (conventional or FHA), and Rehab loans (such as FHA 403K). I have completed multiple lender trainings to be up to date on federal regulations and have a NMLS registration ID. I received my MBA in 2011 with a 3.97 GPA.
