Delivered within the time table we agreed on. Very punctual. Our home had unique characteristics the appraiser helped find comparable properties. Did feel like the appraiser had a bit of a negative outlook on the real estate market however.

Being in the real estate business I’ve struggled to find an inspection company that is reliable, honest and fairly priced with good communication. I’d never recommend any company to my clients that I didn’t have personal knowledge of or experience with. That being said, when shopping for a home for myself I decided to call Caliber and give them a chance. My usual inspectors either weren’t available or couldn’t meet my budget requirements as the home I fell in love was, of course over budget to begin with. I called, and it went to VM. Within (and I’m not exaggerating , 30 seconds, my call was returned, my appointment scheduled and within a day or two I had the inspection report in my inbox. Paul took several hours to complete THE MOST thorough, extensive inspection I had ever been privy to. His prices are beyond reasonable and his report was very easy to read and understand complete w color pics of the areas of concern. Paul is also very easy to talk to, makes you feel comfortable and even if you know nothing about construction, codes or anything regarding how a home SHOULD be built or remodeled he explains it to you until you are 100% sure you comprehend. This is very important to me as a buyer and a realtor. People need to know what they’re getting into and Paul delivers just that. A comprehensive, detailed report to help you make what’s sure to be one of the most important decisions of your life. I am very grateful to have met Paul, and will recommend him to anyone who needs an inspection for a new home purchase or sale. Working with professionals like him made my home buying decision easy. Although I was in love with the looks of the home, I decided not to buy due to the many issues I’d have never noticed without Paul at Caliber Home Inspections LLC.

Adam Young was referred to me by Attorney Elissa Vessal to do a property appraisal on my home. Adam was very prompt, efficient, and very professional. I thought his appraisal fee was very good because other appraisers can be much higher. He was very competitive with the market. If l ever need his service in the future I will definitely call Adam. I would definitely refer Adam to other clients. Thank you! Sincerely, Cynthia Vechter

Jeinny is an excellent Real Estate Agent. She has the carisma and professional touch that make you feel as if you were her most important client or even her only client, when I knew that was not the case. She made mine procces go smooly regardless of the many inconveniences that were created by the buyer's financial institution and the mine HOA. I'm certain that if it wasn't for her being on top of everything this contract would fallen apart and I would have lose the sale. I highly recommend her to anyone who is looking for a detail and mission oriented individual.

Buying a home can be a stressful time and finding a real estate agent who you feel comfortable working with and who you trust can be difficult, so when we found Catherine who is honest, knowledgeable, offers great service, advice, and seriously always had our best interest at heart, my wife and I could not have been happier. Catherine made the process simple and helped us find the best option for our budget. I can't think of anyone better to recommend. Catherine will do whatever it takes to help you find your dream home! We certainly will be using her again in the future.

Definitely the most professional real estate agent ever dealt with. After going through so many other agents, she was the only one who truly cared to facilitate our first-time home buying experience, and helped our dreams come true! Highly recommended!

JR is the most trustworthy contractor I've ever worked with. He really has the client's best interest at heart, which is exceptionally unusual in his business. I also appreciated the way he stuck to his time schedule, and worked hard to overcome issues that would have delayed any other contractor. A great partner!

We lived in our home for 30 years and could not continue to maintain the house and yard at our age. So we decided to move into a 55+ condo. We did not know where to start. Sandy was wonderful. She sold our home for more than we expected and found us a wonderful condo for a really great price. She was there for everything, all appointments, inspections, closing...even helped us find a moving company and get our dog approved for our condo! We would highly recommend Sandy Van Salisbury to anyone who needs a real estate broker.

Recently sold home I listed in 10 days for full price.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

Hire skilled professionals for absolutely everything.
