This guy is awesome! He gives you an estimate, does what he says he's going to do and does it to perfection! He is professional, friendly and an expert in his craft. His dad is pretty awesome too :) I hired him to fix a leak and install a new farmhouse sink and faucet in my circa 1920 home. I am going to hire him again to install a gas fireplace. Definitely the best experience I've had with a contractor in a long time!

Jeorge contacted me the day I requested repairs, came by to a look explained what needed done,quoted a price and came the next day and replaced the missing shingles. Excellent job, very nice man. Now all I need is someone to come give me an estimate to repair the metal part of my roof, that is not jeorge's specialty, which he explained to me. Very honest man!!!

I just wanted to leave few words about the shopping experience we had with Nelson. Our project was a complete repainting and reflooring of our house plus few other minor improvements. We recently moved to FL and bought a home that had carpet all over the main living areas and bedrooms, we are not very fond of carpet so we decided to hire a contractor to lay new tile in the entire house. Since we didn't knew anyone in the area we started the search for a contractor. We came across James Olivieri from Precision Remodeling and Design on Thumbtack; he had an excellent reputation and competitive pricing. After meeting him at the house for an estimate we felt so comfortable with him that decided to hire him (we had around 4 other estimates from contractors in the area). Let me tell you something, we are beyond satisfied with James and his team, their work ethic and professionalism. James attention to detail is second to none and he focuses on customer satisfaction. He and his team worked very hard and every day after they were done with their tasks they made sure to clean their work area. We were very happy with James work and along the way we developed a great relationship with him to the point that we also hired him to do our master bathroom remodeling and to paint the exterior of the house.

I had a list requiring a wide array of skills which he completed in a timely manner while exhibiting great attention to detail. As well, he attended to several additional items that arose while he was working. He's very professional and provides enough information to leave you feeling confident in your choices. It wad a pleasure to work with Nick. He came out promptly to provide an estimate, was fair in his pricing, started and completed the job as scheduled, and did more than stellar work. I highly recommend CNC Construction and have in fact referred him to several friends that have come visit since the work was completed and were impressed. Ed the electrician was very polite, worked fast, very knowledgeable, and professional a pleasant person to be around. ENK electrical office kept us informed at all times of any delays caused by permits and the electric company. If I'm ask about an electrician, ENK Electrical will be the first thing that will come from me mouth. I had called over 20 electrical companies for an estimate only 4 responded. ENK came out same day when we called for an appointment for an estimate. Their estimate was reasonable and there wasn't any hidden cost of any after they finished, they did what we wanted. My wife and I are very pleased with ENK's work. Thank you Ed and ENK for all you have done, it was a pleasure! If we have any electrical problem ENK will be the first company we'll call.

Jason was very knowledgeable about our projects and came to the right conclusions when setting a course of action. our front door was installed incorrectly, Jason repaired and installed it within an hour and it now closes and operates perfectly. I also bought an inside bathroom door to be installed, he found an error in construction and I returned it for another one at Home depot, which he installed and it works perfectly. Jason also framed our two bathroom mirrors and it looks beautiful! this was all done in one afternoon at a very reasonable price, My wife is over the moon with his professionalism and work quality. No, he hasn't paid us for this review, but we are hiring him to remodel our bathroom starting Monday!

I had some rotten trim that I wanted replaced, and also wanted windowboxes added, around the windows at the front of my house. Murray Construction called within 24 hours of my posting the job, and we discussed the job and a schedule. I believe from the first call to actual completion was 2 or 2 1/2 weeks, which was fine with me. One guy came to assess the job one morning, then I think the following week he & a second man came to do the work, both friendly & courteous. I am completely satisfied with the results. There were no surprises. I will certainly look to hire them again if I have need.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
