We've have known Phil for almost 20 years, and in that time he has helped us buy & sell various properties in the Central Florida area. In terms of assisting the purchase of a property, he consistently keeps the buyer updated on progress, and provides excellent advice on when and how much to offer. He is also an excellent negotiator. I engaged Phil Dinnis to sell my property in Davenport after he was recommended to me by a friend. I was reluctant to commit to advertising the property as it was still being rented as a vacation home and I could not afford to lose any bookings. Phill advised me fully in what to expect both positively and negatively. I decided to go with his advice and the villa was sold and a deposit taken in less than 1 week of being listed. Of coarse it took a little longer to complete the process but the formalities were seen to as painlessly as possible. Phil negotiated the rough waters of the sale even though I felt as if the buyers demands were becoming increasingly tiresome in what was and probably still is a buyers market. Phil advised me of what the maximum total cost of the closing fees would be. The final figure was actually less. No hidden or extra charges. Phil even dirtied his hands in some of the requested snaggings prior to the handover and was very reasonable in his pricing. I live in the UK and had no way of helping with the transaction. It was reassuring knowing I could trust Phil to look after my affairs in my absence. I would have no hesitation in recommending Phil to any prospective owner to sell their house.

During a visit to Orlando several years ago we decided to invest in a holiday villa. Following a chance introduction with Phil a few days before returning home, he kindly set up several meetings for us to view a selection of quality new homes in up and coming areas. After deciding and agreeing to a new build, we returned home to the UK leaving Phil to look after all the necessary aftercare work for us during the building and finishing processes. Due to the professional way Phil handled the initial project for us we decided to engage into his Villa Care management program. We received an excellent and affordable service thoughout the 5 years we owned the property, along with a good level of short term rentals. Phil's attention to any concerns that we had were always handled in an efficient manner, which is a most important factor when you live over 3000 miles away When we finally decided to sell, Phil marketed our villa for us at a very difficult time just as the recession was getting into full swing. He worked the process extremly well for us and we achieved a very acceptable sale price. Having heard several horror stories at the time about many untrustworthy realitors charging high marketing expenses, we agreed to a very competitive commission rate without any unforeseen additional expenses. Should we decide to invest again in the Orlando area, we would without hesitation contract Phil at Villa Care to take care of all our requirements.

5 years ago I was introduced to Phil by a mutual contact as my wife and I were looking to purchase a holiday home for our family in the Kissimmee area. Phil spent 3 days with us showing a full range of properties to make sure that we found the one that suited our needs best. He then took care of all the admin that followed and guided us through the process which is a little different to what we are used to. Recently we decided to 'upgrade' to a larger house and found a Short Sale property that we liked. Buying a Short Sale is not straight forward but again Phil guided us through the process and we completed in a reasonable time despite the bank delaying things for reasons only they know! Once the remodelling of the new house is complete we are going to sell the first house and I will have no problem in asking Phil to handle this on our behalf. Phil and his wife have been the managers of our Florida house for about 8 years and have completely taken the strain out of being 'absentee owners'.Every incident and situation we have had over the years Phil has dealt with efficiently and ensured the minimum cost to us. If Phil is unable to fix the problem himself he always knows someone who can. Phil has had many contacts with our guests and has always dealt with their issues professionally and speedily in a friendly and sympathetic manner. This has been proven by the feedback we have received from guests who despite being inconvenienced by some hiccup in our house have always reported back that the "manager was brilliant". This is obviously exactly what an owner wants to hear. Phil is also a Realtor and although we did not buy through him (didn't know him at the time) when we finally sell our house we know that Phil will do his usual professional job to get us the best price in the shortest time.
