- What should the customer know about your pricing (e.g., discounts, fees)?
Buyers do not have fees. Sellers pay a commission based on the sales price. Full service Property Management clients pay a retainer for the property consultation services, property preparations, marketing and screening of applicants. Once a tenant is approved by the owner and becomes a resident, the monthly fee is 15% of the rent collected each month. For clients who only need tenant search and placement services, the fee is equal to one month's rent.
- What is your typical process for working with a new customer?
The first step is either a face to face meeting or a telephone appointment to discuss the customer's needs. From there I will make recommendations on "next steps" and then develop a strategy that we work through to achieve their real estate goals. During the process I continue to provide my clients with details about upcoming steps and what they need to be thinking about to be prepared once they reach that stage.
- What education and/or training do you have that relates to your work?
In 1992 I obtained my Bachelor's Degree from the University of South Florida. In 2004 I received my Real Estate sales license. In 2005 I went on to get my Brokers license and in 2006 I completed my Graduate Realtor Institute Designation. I continue to take required CEU training and also attend classes at various Title Companies, Mortgage Companies and industry professionals offering training across the county. I also actively participate monthly with Real Estate focused training at the Pinellas Realtor Organization as well as a mastermind group for Realtors and an Independent Real Estate Professional group for Broker/Owners of private firms.
