Instant on hot water heater failed due to poor installation by another contractor. Job included consultation, installation to code, upgrade of circuit breaker, addition of junction box, and replacing improper wiring. Background: this is a vacation rental unit I have in Miramar. Guests arrived to find hot water not working. Mr. Raffael took my call at 9:30pm on a Friday, and agreed to be at the unit at around 10am the next morning. He continued to stay in contact the following morning as he progressed towards the house, arrived at the agreed upon time, assessed the situation and provided an estimate of parts, labor and time to complete the job. He completed the work as agreed. Documented it in writing and with pics. In Summary: He helped me in an emergency - accepted a very late call, and quickly delivered a solution. I am 100% satisfied, and would most certainly call on him again, and recommend him to others. Thank you Mr. Raffael.

Through the years, I have engaged numerous contractors to do a variety of projects: plumbing, electrical, framing, roofing, flooring, windows, HVAC, etc. I have become completely familiar with disappointment. W&B Construction was able to complete a tile job that was left behind from another contractor. Gabriel actually hit his schedule right on! It was very clear what was included in the contract and what was not. Any questions were resolved immediately. He was knowledgeable, honest, dependable, and really easy to work with. Denis has done a lot of repairs in our newly acquired house, in need of a lot of work. For four weeks (including week-ends most of the time), Denis has demonstrated an exceptional sense of professionalism and dedication. Not only his work quality was above and beyond anything usually considered as great, but he also made a number of suggestions and proposals which turned out to make the house even nicer than in our own plans. I called a previously employed contractors named Milan and Son who did a terrible job and destroyed my carpet and bathroom. I had to kick them out of my house. Stay away from Andre and Felix and Antonio. They completely ruined the work. I almost gave up on Thumbtack but I decided to give Thumbtack another chance. So I contacted Rick Ricketts Home Remodeling Repairs. And he came over that same night and took a look at the shoddy work Milan and Son did. Rick said he can correct all the problems and he did a fantastic job. Professional and clean. And he did it for a reasonable price even though there was a lot more work to do. So definitely I would hire Rick again.

I highly recommend Leo and his wife Nery! They are punctual, professional, and take great pride in their work. I received a quote for installing and painting interior doors the same day I reached out. Since I don't live in Miami, Leo kept me informed via phone and sent me pictures of the progress on a daily basis. Leo and Nery worked very fast and did an excellent job. Leo customized some doors to make them fit in uneven and non-standard openings. They even swept all the dirt that the previous contractors left behind. We are very impressed with the quality of work and their professionalism from beginning to end. We will definitely hire them again for future needs.

Ronan built in an ikea pax unit for us giving it a great custom look just like what I wanted. He framed it in, built a custom side shelf to blend in with the cabinets and make the best use of the space. He also did some custom framing on the doors to match a picture I really liked. He cleaned up and was careful and respectful of our home. He was kind, positive, helpful, and easy to have in our home. He has good ideas and listens to what I wanted. I've worked with quite a few contractors and handymen over the last several years and frankly usually dread it. Ronan was easy to work with from beginning to end.

I contacted Sunset to get a proposal for renovating a kitchen. Their response was excellent. The contractor and the electrician both came out to review the kitchen. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
