FAQs
- What should the customer know about your pricing (e.g., discounts, fees)?
According to the pricing details for Miami, you should consider the following cost ranges and factors when planning your budget: Estimated Project Costs Full Gut Renovation: Typically ranges from $100,000 to $500,000+, depending on home size and complexity. Kitchen Remodel: A mid-range project costs between $30,000 and $50,000, while high-end luxury kitchens can exceed $100,000. Bathroom Remodel: Basic updates start between $20,000 and $30,000, with luxury master suites reaching $50,000+. Major Systems: * Roof Replacement: $15,000 to $50,000+. Flooring: $5,000 to $30,000, depending on the material (e.g., hardwood vs. tile). Pricing Factors & Hidden Fees Complex Logistics: In Miami, costs are driven by more than just square footage. Factors like complex plumbing/electrical work and the age of the home (especially those built before 1980) significantly impact the final price. Material and Labor Shifts: Recent market trends have seen a roughly 20% increase in material costs. Permitting Fees: While specific fees vary, contractors often include placeholders (e.g., $1,500 for a main permit plus $500 per trade) in initial estimates. The "Miami-Dade" Factor: Due to hurricane codes, choosing resilient materials (like impact windows or specific roofing) is a necessary investment that can increase upfront costs but often lowers insurance premiums. Advice for Comparing Quotes Transparency Over Low Bids: Avoid "misleading low bids" that may lead to hidden fees later. It is recommended to choose a provider that offers a comprehensive proposal with clear line-item explanations. Contingency Fund: Always set aside 10–20% of your total budget for unexpected surprises, which are common once walls are opened in older Miami properties.
