Advertising Properties are advertised on a variety of websites.
Leasing procuring and screening tenants
Monitoring property the minimum monitoring is a monthly drive by. Additional monitoring will be performed as deemed necessary.
Posting tenants - Official notices will normally be sent to tenants via certified and regular mail. Courts are prone to accept this over other methods.
Commencing eviction after owner has agreed that this is the proper course of action.

Up front fee of $395.00 includes advertising and leasing
8% of rents collected
Re-leasing fee to subsequent (new) tenant $300.00 (includes advertising and leasing)
Re-leasing to current tenants $200.00 (includes a full check of home)

Vendors
We maintain a list of vendors that we have qualified and who continually perform to our expectations. Occasionally, we must go with a vendor not previously used. At this time, we diligently try to select the most qualified, reputable vendor available.
Notification to owners
Newspaper advertising will be done at the owners request, and will be charged to the owner at the actual charge from the newspaper.
We are members of FARPM (Florida Association of Residential Property Managers) and NARPM (National Association of Residential Property Managers)
We participate in continuing education to remain current on all of the fair housing laws/rules and the Florida Landlord/Tenant Act FS83. Every effort is made to ensure that these laws and statutes are complied with.
