- What should the customer know about your pricing (e.g., discounts, fees)?
Our fees: 75% of one month’s rent per property plus 10% of monthly rent starting on the 2nd month for full-service property management. Lease placement only one month’s rent per property. NO HIDDEN FEES vendor invoice are remitted to owner for payment. There are no upfront costs to the owner to onboard and no cancellation fees. We don't have a long term contract that locks you in.
- What is your typical process for working with a new customer?
A video call will be scheduled to discuss your property management needs, expectations and the services we provide. During this consultation we will review and explain the property management agreement as well as a sample lease agreement. If, we decide to work together a property management agreement will be remitted for your signature and a prelisting inspection will be scheduled to access the properties current condition; if any repairs are required a detailed list will be provided. Once the property is ready to market professional photos will be taken and the property will be placed on the multiple listing service and syndicated to many social media sites. We also have a very thorough Tenant screening process and as a result an extremely low eviction rate.
- What education and/or training do you have that relates to your work?
I have been in property management for about 20 years and as a real estate agent I select property management classes as part of my continuing education constantly keeping my skills sharp.
