- What should the customer know about your pricing (e.g., discounts, fees)?
For Property Management, We charge a lease fee of 50% of the first month’s rent or a minimum of $500 whichever is greater. Our management fee is 10% of the gross monthly rent amount or a minimum of $75 whichever is greater. We offer a FREE consultation to evaluate your property and discuss the charges for our services. We also guarantee our services. If we do not lease your rent ready property within 30 days, we waive the first months managment fee. If a tenant we place in your property moves out within the first 6 months, we will re-lease the property and waive the normal lease fee. If a tenant we place in your property has to be evicted during the initial lease term, we pay for the eviction up to $500. Our goal is to select quality tenants for your property, minimize expense and help you protect and grow your real estate investment. Our tenants stay long term. We have some that have been in our units for over 20 years. For Real Estate Fees, we will give you a FREE Evaluation of what your property should sell for and a list of all expenses. We guarantee that if your property has not sold in 30 days, we will pay you $1000. (Restrictions apply, call for details)
- What is your typical process for working with a new customer?
We do both Real Estate Listings and Sales as well as Property Management. For Property Management; We will inspect your property and do a current rental market evaluation. We will determine what needs done to get the unit rent ready. We oversee all repairs and do move in and move out inspections including photos. We do a background check on all adult tenants which includes criminal and credit. We use an attorney drafted lease. We collect rents, do full accounting and dispurse to our owners through electronic ACH payments direct to your checking account. We email you a monthly statement showing all funds collected and disbursed. At the end of the year we provide a 1099 and a yearly statement that you can turn over to your accountant for tax purposes. Our vacancies are normally filled in less than 14 days and our tenants stay long term, saving our owners money. We guarantee that we will have your rent ready unit leased in 30 days or we will waive the first month management fee. We guarantee that if a tenant we place moves out within 6 months of the initial lease, we will re-lease the unit and waive the normal lease fee. we guarantee that if the tenant we place has to be evicted during the initial lease term, we will pay the eviction fee up to $500. For Real Estate, if you are a buyer, we review your desired criteria, set up a search for you from our MLS Real Estate Date Base. When a property is listed that matches your criteria, you will automatically be notified by email. This includes the address, photos and complete details including bank owned property and foreclosures. When you are ready to purchase, we set up the showings, help you determine an offer price, prepare and present the offer. Once the property is under contract, we will cordinate all the inspections and closing details until we can hand you the keys. For Sellers, we inspect the property, research the recent solds to help our seller determine the best price to ask. We advertise globally exposing your property to as many buyers as possible. We also allow other Realtors to advertise our listings giving our sellers even more exposure. We prepare a net sheet showing what all the costs will be and what the seller will net at closing. We advise our sellers on what to do and what not to do to help the property sell in the minimum amount of time for the most money possible. We are so confident we can sell your property fast that we guarantee that if we do not have your property under contract in 30 days or less we will pay $1000. (Ask for our restrictions). We also guarantee if you are not happy with our services at anytime, you can cancel your Real Estate Listing and owe no fees.
