- What is your typical process for working with a new customer?
Step 1: Initial Consultation I begin with a brief phone or video consultation to understand your property, goals, timeline, and any specific concerns. This allows us to confirm a good fit and answer your questions up front. Step 2: Property Review & Custom Proposal I review key property details such as location, condition, rental history, and market rent. Based on this information, I provide a customized management proposal and clearly outline services and fees. Step 3: Agreement & Onboarding Once you approve the proposal, I complete the management agreement and onboarding process. This includes collecting property information, owner preferences, keys/access, and setting up your owner portal. Step 4: Property Preparation (If Vacant) If the property is vacant, I coordinate any recommended maintenance or improvements and prepare the home for marketing. Professional photos and listings are created to attract qualified tenants. Step 5: Marketing & Leasing I market the property across major rental platforms, manage inquiries, conduct showings, screen applicants, and handle lease execution in compliance with Florida laws. Step 6: Ongoing Management Once leased, I manage day-to-day operations including rent collection, maintenance coordination, tenant communication, and financial reporting. Step 7: Renewal or Transition Support As the lease approaches expiration, I review performance, recommend rent adjustments if appropriate, and handle renewals or tenant transitions smoothly. My goal is to make property ownership simple, transparent, and stress-free while protecting your investment and maximizing long-term value.
- What education and/or training do you have that relates to your work?
I am a Licensed Real Estate Broker, which requires significantly more education, training, and regulatory knowledge than a standard real estate sales agent. My broker licensure reflects advanced training in: Real estate law and Florida landlord-tenant regulations Property management operations and compliance Contract negotiation, lease administration, and risk management Fair Housing laws and ethical standards Financial oversight and real estate brokerage practices As a licensed broker, I am qualified to operate independently, oversee real estate transactions, and manage properties with a higher level of accountability and expertise. I stay current through continuing education and ongoing review of market trends and regulatory updates to ensure my clients’ properties are managed professionally and in full compliance with state requirements.
