- What is your typical process for working with a new customer?
For the 8% management fee we provide the following services: * We advertise rentals on our website and dozens of other websites. * We put information flyers at the rental with photos and contact details. * We show the property to everyone who inquires. * We do a level 2 credit check and background check on all applicants. * We verify applicants employment & income with W-2's -or- tax returns * We collect rent from tenants through an online portal. * We handle all property repairs with aggressive pricing. * We pay for all repairs out of the reserves on the property. * We disburse all rent payments to the owner by the 15th of the month. * We perform all book keeping for the rental property. * We email monthly owner statements. including invoices for maintenance. * Owners receive end-of-year reports and a 1099 for tax purposes.
- How did you get started doing this type of work?
In wanting to learn how to better manage the properties in our own portfolio, we sought out the training of a property management veteran. After learning his management system and mentoring under him for months we were able to streamline the management of our rental business. Finding better tenants, effectively screening them and training them more effectively on our expectations of tenants and their care of the home. After honing the craft of tenant and property management we began to offer our services to others that were in need of our skill set.
