Also, we appreciate your business - if you have multiple properties, we give you a discount; if you refer someone one, we give you a referral fee. ---- We are accountable and honest. Not perfect, but ever striving to reach the mark. ----- We make it so the only thing you have to do is collect your rental funds - which of course will just show up in your account :-). We handle everything: we can pay your HOA fee, yearly property taxes, find you a great deal on home insurance and even sending you what your CPA needs for taxes.

    I did not actually end up employing Premier because our situation changed but let me tell you - the conversations I had with John Richardson were impressive. He is attentive and on top of things. If the situation ever changes and we need a rental agency, we will definitely be giving our business to him. He put our needs above his own and that is a rare and beautiful thing.

    When I was in need of property management a friend recommended Premier Properties. Since then I've recommended them to others b/c of their excellent service and dependability. You cannot go wrong with this guys.


What is your typical process for working with a new customer?
When we gain a new client, the first step is to see where they are in the process. Wha have they expreinced that they didn't like or what was good that they want to carry into the future. We provide a detailed list of everything we need from them, and while obtaining it we go through all current records on file for tenants if any be present. Upon review we make sure records are updated and the owner is well protected in the event the tenant fails to pay rent - we garnish wages. During this process we make sure our client is familiar with our systems and we answer any questions they may have and do our best to ensure they are comfortable and happy and feel they are in good hands.
What education and/or training do you have that relates to your work?
Before and during the transition into real estate I was a teacher for 8 years. That experience has just added to my ability to work with all people of all backgrounds. It has gifted me with the ability to make difficult things clear to others and possess abounding patience. Outside of that I have played every role involved in the management process personally since 2008 - when I assign an assistant or representative I know first hand what they need to do, how it should be done and ensure they perform just as well but preferably even better than I had done when doing their assigned task.

Management Services Fees/Pricing Tenant Placement Fee ($350-850)* – Monthly Management Fee for 1-5 properties (8% of monthly rent) *Discounts in management fees for landlords/owners with 6 or more properties. (6%) *$100 off of management services with each referral Lease Renewal Fee ($50 of the first month’s rent) – Court Filings ($50 initial - $15 additional) – Eviction Oversight Services ($250) Miscellaneous Services ($75 or less) - In some instances, it is necessary for the agent to perform duties, outside the normal management agreement, including, but not limited to obtaining recorded deeds, attending tax assessor meetings, secure buildings due to break ends or security alarm calls after hours. This will result in a fee $75. A full accounting of billable hours shall be provided to the owner(s). *** Distance of homes may slightly affect some of the cost above by $10-$15
How did you get started doing this type of work?
I actually got started by purchasing my own home; I personally have a few investments now. Once purchasing, I rented out the rooms why I too resided in one. From there a simple add on craiglist and several educational courses has led to a bountiful blessing in property management. I have always had positions where service is key!
What advice would you give a customer looking to hire a provider in your area of work?
My advice to future clients :-) is to understand no two management companies are the same. We may perform similar if not the exact the same functions, but how we go about accomplishing them makes a world of difference. Pay attention the to nature of the man or woman you hire and do your best to determine if they are of good character. Be sure they provide actual receipts and are not upcharging you on every job to make up from advertised "discounts".
