I had John helping me manage a few of my properties. One thing that I like about John the most is that he treats the properties as if his own. Therefore, he never hesitated to go extra miles to find the most reasonable options for different repair jobs, and dealing with different parties for me. His pricing is very reasonable as well, so I would recommend John to anyone.

Premier Properties has been very professional in getting my property rented. They have worked tirelessly working around my current tenant's difficult schedule that I had put in myself to make sure that the property was shown and rented as quickly as possible. They worked with me to provide specific a-la-carte services that I asked for, making my tenant placement and management process truly custom, all at a great rate. I strongly recommend them.

About this pro

Our services stand out because we believe in treating people fairly, and respectfully. We work everyday to fine tune our business. When we want to grow, the first step is to ask, what can I do to service and care for what I have already received in an even better way. After doing that growth is all but destined. ---- We charge what the job is worth. This is why you will never pay a full month's rent to lease a unit; that is highway robbery! Also, we appreciate your business - if you have multiple properties, we give you a discount; if you refer someone one, we give you a referral fee. ---- We are accountable and honest. Not perfect, but ever striving to reach the mark. ----- We make it so the only thing you have to do is collect your rental funds - which of course will just show up in your account :-). We handle everything: we can pay your HOA fee, yearly property taxes, find you a great deal on home insurance and even sending you what your CPA needs for taxes. ----- We enjoy whenever possible making all parties involved in the management and rental process happy! While our clients interest come first, we strive to find a balance that allows tenants to stay in the homes for many years, which keeps our clients expenses down quite considerably.

    Q & A

    • What should the customer know about your pricing (e.g., discounts, fees)?
Management Services Fees/Pricing Tenant Placement Fee ($350-850) * Based on rental rate - you will only pay half a month's rent or less in every situation. Monthly Management Fee for 1-5 properties (8% of monthly rent) *Discounts in management fees for landlords/owners with 6 or more properties. (6%) *$100 off of management services with each referral Lease Renewal Fee ($75 of the first month's rent) Court Filings ($50 initial - $15 additional) * There is no cost to file court docs online - most counties now allow this - not so 10 years ago. Eviction Services ($375) * This covers cost for attorney representation in court. We will attempt to avoid court at all cost Miscellaneous Services ($75 or less) - In some instances, it is necessary for the agent to perform duties, outside the normal management agreement, including, but not limited to obtaining recorded deeds, attending tax assessor meetings, secure buildings due to break ends or security alarm calls after hours. This will result in a fee $75. *** Distance of homes may slightly affect some of the cost above by $10-$15
    • What is your typical process for working with a new customer?
When we gain a new client, the first step is to see where they are in the process. What have they experienced good or bad and what are their goals for the future. We provide a detailed list of everything we need from them, and while obtaining it we go through all current records on file for tenants if any be present. Upon review we make sure records are updated and the owner is well protected in the event the tenant fails to pay rent - we garnish wages. During this process we make sure our client is familiar with our systems (even allowing them to log into our management portal) and we answer any questions they may have and do our best to ensure they are comfortable and happy and feel they are in good hands.
    • What education and/or training do you have that relates to your work?
Before and during the transition into real estate I was a teacher for 8 years. That experience has just added to my ability to work with all people of all backgrounds. It has gifted me with the ability to make difficult things clear to others and develop abounding patience. Outside of that I have played every role involved in the management process personally since 2008 - when I assign an assistant or representative I know first hand what they need to do, how it should be done and ensure they perform just as well but preferably even better than I had done when doing their assigned task.
