- What should the customer know about your pricing (e.g., discounts, fees)?
You three options to choose from: Bronze $600+: maximize leads, and fill vacancy for 1-2 units. (Quick Job - 1 month duration) Platinum $1000+: maximize leads, fill vacancies, collect rent for 3-5 units. (3 month - year contract likely needed if I’m needed to oversee these units) Gold $1500+: maximize leads, fill vacancies, collect rent, turn units, manage financials, increase rents to match market rates, renew leases, etc. (3 month - 1 year contract) Lease My Occupancy! Package $1800+: multiple properties and multiple units need to be filled ASAP! I’m simply here to fill up your units. (2 months). Packages are customizable, and subject to change based on needs. 3 month minimum contract. Lease my Occupancy is a quick job, so it may be a Month-to-Month package. If units are needed for turns price will vary. I will provide a list of vendors at your disposal! Please note I only find good tenants! My application process is tough, but worth it in the long run! Especially, if you want to collect rent on time! Expect me to manage these units and ensure your tenants have everything they need, and you get everything you want! This will be discussed during the consultation, which will include your needs such as sending weekly financial/budget reports, and renewal/market reports. Packages change based on the number of units you have. If you have two properties but each have ten units, it will require more work than a simple bronze package for someone with only two units that need management.
- What is your typical process for working with a new customer?
We will need to go through a consultation to see where you are and where you want to go. How many properties do you have? How do you want to maximize profit? We will strategize a plan on the next moves I will make for you to ensure success. You have the option to choose a package thats perfect and affordable for your business. Once payment is made, I get to work.
- What education and/or training do you have that relates to your work?
I have several years working in property management. Ive worked with VPs and regional managers, traveling the country to fill their luxury vacant units, and collecting rent and managing multiple properties. Whatever they asked for I was there.
