- What education and/or training do you have that relates to your work?
Absolutely Yes. When Yardi or Rent Manager has upgrades in their software I always try to attend their seminars/classes. I'm currently enrolled in a program to obtain my broker's license. Keeping myself educated/familiar with local, state, and federal laws covering fair housing, tenants rights, and other standard practices.
- How did you get started doing this type of work?
I decided to get into property management after being treated poorly by a property manager. I would go to the leasing office and just pay attention to how poorly the property manager would speak to the residents and ignore maintenance request. I knew her behavior and negligence was highly unprofessional. I wanted to show people that not all property managers behave this way.
- What types of customers have you worked with?
Oversee maintenance and upkeep of private and public aspects of the property, including facilities, waste water treatment, and vendor/contractor relationships. - Handle account audits, labor cost analysis and sales breakdowns; in addition to hiring, firing and conducting employee appraisals. - Responsible for handling all tenant complaints and issues and resolving them in a timely and efficient manner. - Develop, initiate, and evaluate new procedures, policies, and internal controls; assessed and resolved complex operational problems. - Determine and certified the eligibility of prospective tenants, following government regulations. - Confer regularly with community association members to ensure their needs and viable concerns are met. - Negotiate the sale, lease, or development of property and completed or reviewed appropriate documents and forms. - Confer with legal authorities to ensure that renting and advertising practices were not discriminatory and that properties complied with state and federal regulations. - Analyze information on property values, taxes, zoning, population growth, and traffic volume and patterns. - Negotiate with government leaders, businesses, special interest representatives, and utility companies to gain support for new projects and to eliminate potential obstacles.
