Kellee N. says, "Yohlmar began working on my home ten months ago and quickly became my go-to guy for any work I’ve needed done. I initially hired him for small projects; first, he replaced my undermount kitchen sink, faucet, garbage disposal, and under sink cabinet bottom. I had serious reservations about even attempting the replacement because of what I’d read online about the potential for granite countertops to crack during sink removal, but Yohlmar quickly and quite easily detached the old sink without issue. The replacement sink I’d ordered was a bit larger than the one I was replacing, but he was surprisingly able to make it work! I was so impressed by that that I subsequently hired him to install a dishwasher, vent hood, ceiling lights and fans, garage door rollers, baseboards and trim moulding, mount TVs, hang curtain rods, and, most recently, install a new fireplace surround. The baseboard and moulding work was particularly impressive because the age of my home renders very few right angles and flat surfaces; however, he successfully navigated the quirks and odd angles to produce a beautiful, detailed, and quite impressive result. Yohlmar and his team recently began replacement of an old fireplace mantel thay was original to my 1990s home with a larger, craftsman style surround with sconces and built-in cabinets, and installation of a new outlet and aux connection above the fireplace for the eventual mounting of a TV. It is still a work in progress but I am beyond pleased with what’s been completed thus far. He and his team are knowledgeable, skilled, efficient, and always prepared (I think Yohlmar might have just about every tool ever made in his truck). Yohlmar always asks questions and points out any issues or flaws with the soundness of my requests before and even throughout the process, and will only proceed in a way that’s safe and satisfactory to me. He has always been very responsive, accommodating, and respectful of any time constraints or commitments I’ve had when planning and executing work. Never any unexpected charges or surprises, and a pleasant demeanor throughout it all. I’m giving Falcom five stars only because I can’t give ten!"See more

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board.
