Real Estate Appraisal

I hired Mark to do an appraisal report on a rental property I have that I was considering selling. I wanted an unbiased, professional opinion rather than rely on my realtor. I received interests during a pre-listing for my house and needed an appraisal quickly to check the numbers. Mark responded very promptly on Thumbtack and was very responsive. We were able to schedule an appointment the next day. He showed up early and did his exterior work before I arrived to the property. Thus, he required a very minimal amount of my time. He was professional and answered my questions. He provided the report in less than 48 hours and answered questions from there. Given the current times of Covid-19, one can't assume in the future during busier seasons he'd always be able to schedule immediately or turn around a report quickly. But given his professionalism, punctuality and great customer service, I would have no hesitation to use his services again.

    Fees are determined by the complexity of the job, the scope of work and the purpose of the appraisal assignment. Please call to get a fee estimate.

  • What is your typical process for working with a new customer?

    Having a Real Estate Appraisal performed is not as easy as just looking online. There is a process. If you assume that looking online at any of the numerous online sites that claim to give you a value estimate is accurate, Think again. Outlined below is the process. ​​The Process: 1) Contact us so that we can determine your need and the scope of work that will be required. 2) Set up an appointment for the physical inspection of the home so that we can begin the process of data collection. This is not similar to a home inspection rather a visual inspection of the interior and exterior of your home for the appraiser to obtain all the information needed to begin the report. 3) Research & Analysis: Once we have completed the inspection we will then begin the Research and Analysis of the market and all other items that will pertain to your need. This includes market conditions, location, GLA, sales within the area, external factors, motivations, and more. 4) Completion of Report and Delivery via Email. Once we have completed your report we will deliver it via Email in a PDF format. 5) Post delivery follow up. This allows us to answer any questions you may have regarding the report.

    Each year as a Certified Appraiser we must take 14 hours Continuing Education and every 2 Years we must complete an Updated USPAP (Uniform Standards of Professional Appraisal Practices). Our Owner Mark Skapinetz is also the creator of a large group of over 2100 nationwide appraisers named 100% Real Estate Appraisers that allows us to network and stay up to date with the profession. Mr. Skapinetz is also the creator of The Peoples Appraisal Blog, a Blog for consumers and the appraisal profession. Mr. Skapinetz is also the Co-Founder of the very first Appraiser Economic Forum & Festival (Appraiserfest), a conference for Real Estate Appraisers nationwide.
