I would actually rate the appraisal 3.5, but that isn't an option. Pros: +Seemed professional enough, courteous +Low cost +Provided nice detailed report Cons: -Slow turnaround (completed appraisal on Thursday morning but did not receive result until following Wednesday morning) So, no… I did not get 2 to 4 day turn around and his working days states Mon-Sat. -Used an old comp from Sept. 2017 which lowered my house’s value when he already had 3 2018 comps to use. The last con is a big one for me. My realtor advised me that the best comps are from within three months and that typically appraisers will expand the area rather than go back so far in the past. The appraiser noted that typically under six months is standard on his report but felt the need to go back to 9/17! REALLY bothered me. He already had 3 2018 comps (one I had to point out to him myself!!!). He could have gone a bit further out from the house in favor or a more recent comp reflecting the market than an obviously old and stale comp that lowered the value. I could understand if there were like no comps reasonably close by or recent to work with. He definitely had room to work with recent stuff in the area and for just decided to go with an old comp. Baffled me and my realtor. I would advise anyone to make sure you do your own research and educate yourself so that you don’t blindly accept just anything.

He appraised the house the same day and provided the report as promised within a few hours and ahead of schedule. What I really appreciated about Horace was his talent, skills and professionalism. Tom has been coaching me through my 1st home buying experience. As a 1st time home buyer, it's easy to make compulsive, irrational, and indecisive decisions. I could tell that he's an experienced and knowledgeable realtor as he's answered my questions within a timely manner and point out things I didn't think about. He took time out of his busy schedule to sit down to discuss the numerous possibles of a new home purchase. With that being said... We would recommend Michael Maples to anyone! We began looking for our first home around September of 2014. During the duration of that time until the time we purchased (December 2014), Michael was in contact with us every single day. He was so responsive and on top of things. He went out of his way to travel with us to look at homes in various cities. One of the first homes we were interested in was a HUD home. Michael was upfront and honest that he didn't know everything about the process for putting a bid on this particular home, but that he would do his research and find out for us. I appreciated his honesty, and it didn't bother us that he didn't have all the answers right away. In less than 24 hours, he had gotten back to us with detailed information about everything we ever wanted to know about HUD homes. He is efficient, knowledgeable, honest, hard-working, friendly and a pleasure to work with. Even after we moved in, Michael has kept in touch with us and even called to offer some helpful tax-related information. If you are looking for a realtor to just show up at the signing, he is not your guy. If you want someone who will answer questions about everything from insurance to inspections, and who will be with you every step of the way along the home-buying process, Michael Maples is the agent you are looking for.

    Lindsey has been an absolute diamond. We have done a huge amount of house hunting with her and most of it has been long distance. When I was able to get out to Georgia and physically look with her, she took me to every house on my list (even though she already knew which house I would end up with). The second day we were able to look at property the weather was treacherous. Total ice storm. That didn't stop Lindsey, she sweet talked her husband into driving us all around Georgia in his 4x4. I am pretty sure I have the best realtor in the state of Georgia and possibly the entire south. She has been available every time I have needed her and gets answers to all my questions. Lindsey Kent is the absolute best and I highly recommend her if you are serious about getting a house (or a beautiful horse property with the most amazing barn).

    What's the difference between a real estate broker and an agent?

    Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents.     When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

    Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you.     What do real estate agents charge?

    Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
