David was just outstanding! Very professional, very reasonable. He helped us move some beds, miscellaneous furniture and some junk that was to hauled by City & County. He went above and beyond what we asked. He communicated, was on time, and very gracious. There is nothing to improve on. He's such a blessing and we're already talking about hiring him to do some handy work around the house in the future. We recommend David!! Mahalo!

After a series of bad experiences with a few contractors on Thumbtack, here was one that finally paid off. Sergio and his crew were outstanding. From initial survey and to Sergio's regular communication to flawless execution of the project, Hawaii Custom Building did exemplary work. As occurs frequently with many projects, unexpected discoveries arise, and Sergio kept me abreast every step along the way. I was most impressed with Gordon, who worked solo and diligently from 8a to 4 pm most days without fail, and was the consummate professional. I would recommend Hawaii Custom Building without reservation. If I have future projects for my own home, this will be my first call.

The job was to redo the inside of the house including removal of all ceiling popcorn, painting 3 bedrooms, upgrading electrical, enhance laundry area and painting, gutting and renovating kitchen & bar including replacing and adding new appliances, changing electrical, painting family room & living room and gutting garage and installing cabinetry, electrical, upgrading lighting and painting; installing new electrical fuse box. They came across a water leak in the laundry that had most likely been there since 1979 when the house was built. As a result the hot water flows at every faucet immediately which it had not ever done from before we moved in. They hauled all debris. Hawaii Custom Install management and personnel are extremely pleasant and competent and they subcontracted to dependable painters, electrician, plumber, movers/haulers, ceiling specialist, cabinetry carpenter--all to get the job done smoother and faster and resulted in employing wonderful small business entrepreneurs in the community. When the kitchen was done there was a leak in the roof that caused damage to the new kitchen ceiling and they fixed it once the roofers were done. For the first time since we moved in in 1986, we feel like we are living in a new house--a wonderful feeling.

Charles and Hi-Pac Construction was contracted to tile the walls of my rockwall and outdoor patio flooring, and also to reinstall trex covering and paint my exterior stairway. Charles is a consummate contractor who truly takes pride in his work. I enjoyed working with him and his crew; they were thorough and took great pride in the quality of the work. The tile work on the rockwall was just amazing! And they restored the old pavers in my patio and covered it with tile that matched the rockwall. I now bask in my outdoor patio and simply enjoy the space they created for me. What impressed me with Charles is his low-key but can-do attitude, knowledge of his trade, and honesty. He and his wife make a great team and she added the attention to detail that every contractor needs. MAHALO for a job well done. I couldn't be happier with my patio restoration.

Haunga Masonary Contractors did a very good job of cleaning the outside of the house. Since the house is single wall construction and the vinyl on the house is almost 50 years old, they had to do most of the cleaning manually. They could use a pressure washer on the eaves which is wood. They were very neat, efficient, and courteous. Very pleased that I hired them. I would recommend them for any job they say they are able to do. They are very versatile in their ability to do may types of jobs.

We are very pleased with their flooring work, everyone was punctual, worked within a tight time parameter given because we had to operate the next day, they even gave a discount in order to fit our budget. Even when we had some minor problems with some areas, they took full responsibility and redid the work. I would highly recommend them for any future work.

On June 22, my carport (20 ft, 20 ft) collapsed into the car space. I looked in the phone book yellow pages for roofing companies and general contractors. I came across Thumbtack by accident on July 12, Wed on the internet. On Thursday, Mr. Frederick sent an email and contact number. He came over and looked at the damage on Friday and on Monday (07/17), he gave an estimate on demolishing the carport, clean up and putting a new carport using the same design.. On Friday (07/21), he came with 2 carpenters and demolished the carport and placed the debris in the trash dumpster by 2 pm when i arrived home. That was Fast and Quick! On Saturday (07/22) the carport frame structure was up and Sunday, the plywood roof panels were placed on the frame with the black tar paper. On Saturday (07/29), his roofers came by and placed the asphalt shingles on the carport roof by 11 am. Mr. Frederick works with his crew, pounding nails, cutting lumber, cleaning up, knows little details of construction & responds quickly to inquiries. He and his crew work at a normal working pace yet they accomplished so much in 3 days.. Thank you very much for accepting the job and doing a great job quickly and fast!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
