Linda C. says, "I cannot say enough about Pinyo as a realtor, as a property manager and overall, as a wonderfully kind human being. I first got introduced to Pinyo as I was looking for a property manager to look after my townhome in Fairfax. Since this would be the first time I would be using such a company, I made sure to do my research and met with several property managers of popular companies in NOVA. Though they were friendly, I found that some tacked on high yearly and/or monthly fees, others were not responsive, and/or I just felt that my home would not be in good hands with them. With dismay, I felt as though I had to lean towards selling the home since I would not be able to manage the home myself (I work and have a toddler). Finally, I was referred to Pinyo and I can say honestly that he’s been a lifesaver for me and my family. At our first meeting, he prepared a slideshow of comps, explained how his business worked, the calculation of his extremely reasonable fees and the process of finding a tenant in general. He made sure to answer all of my questions and was such a breath of fresh air. When we moved out of the home, we immediately got it prepared and Pinyo was actually the realtor who also put the home on the market as well as he also works as a realtor for Samson (Samson, you sure are lucky to have him)! Pinyo saw that I was donating several items and actually worked to get them sold and did! He did not have to do this at all, but he went out of his way to advertise the items on FB marketplace and got them sold (I tried myself but with no luck)! Pinyo spoke with the HOA and took over all aspects of communication with them and the possible tenants and other realtors. Pinyo was able to find several strong applicants only within a few days of listing and we were able to sign a contract immediately with a tenant with strong credit history and stable income! Pinyo walked me through the process of how long we should sign a contract with a tenant (depending on the season, you may apparently want to sign on with a tenant longer, etc). Outside of managing my property, my family and I moved into a home and we experienced some setbacks with possible moisture issues in the basement. When I relayed this to Pinyo, he immediately offered to swing by on weekend to give us his opinion and connected me to several contractors and inspectors who I later met with and sought their services from. He was so kind to me and my husband and offered his thoughts on the best way to move forward. What a standup guy. I also had to help my folks fix a leaking sink and Pinyo immediately referred me to several plumbers. One was able to come by that Friday night and fix the sink as well as other issues that needed to be tended to. I cannot say enough about Pinyo — I wish I could write of the countless other things he has helped me with but focused on those showing his vast expertise and overall compassionate nature. This is the longest review I have ever written for anyone and I really wish I could share more! If you have time, his website is pretty cool and informative with articles for property owners that are super helpful (especially if this is your first time around). Pinyo comes with an immense amount of experience — I have already referred him to another friend who has a property in Vienna that Pinyo has found a tenant for. Pinyo is an A+! He is my realtor and property manager for life!"See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do I find a good property manager?

You can find the best property manager in your area by starting with an online search. Compare profiles and ratings, and read customer reviews — these tend to give a snapshot of the manager’s quality of work and customer service. Additionally, customers may post photos of their properties that give an idea of the pro’s attention to detail.

Licensing is required in some states, so check to see your state’s policies on licenses and certification.

Finally, compare quotes and prices from at least three property managers.

Is it worth having a property manager?

While property managers do cost money, they can provide a lot of value to the client. They have marketing know-how and can advertise and perform showings of your property to the rental market. They can collect rent for you and screen potential tenants. They’ll also deal with tenant complaints and repairs, evictions and late rent. Finally, they can manage bill payments to simplify your paperwork and maximize your mental bandwidth.

Chat with top-rated property managers near you to find out if hiring one is worth the cost.

Do property managers offer remote or virtual services?

Contact the property managers near you and ask if they offer remote or virtual services to accommodate the recent social distancing guidelines. For example, some property managers may be able to collect rent by using digital payments and deal with maintenance issues over the phone or via video chat.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.

Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.
