Avenue Real Estate Group has been a fantastic management company for a rental I have in St. Louis. They found my first tenant in just days, took care of everything efficiently during the tenants time in the house, and have repeated their performance with my second tenant. Screening, collecting rent, maintenance - everything was a breeze. I will use them for all future tenants.

When you look in Webster’s Dictionary under “Trustworthy landscapers adhering to high standards, policies and procedures – fairly and honestly” you will find Platinum Property Care & Construction LLC. Kyle, TJ and crew are professional and personable, ensuring they understand your scope of work. They made great suggestions to enhance my deck rehab. I was on a budget and these guys worked MAGIC with it. They are great communicators and answered all my questions to satisfaction. Kyle’s crew was prompt and did excellent clean-up work. My project was completed efficiently and as promised in near 100 degree temperatures !! Will hire again !! Thanks Kyle and TJ !!

I used Cheri to sell my home in O'Fallon and to purchase a new home. She sold our house in under four hours with multiple offers...several people even asked if we had our house professionally staged!!! Cheri was able to negotiate a great deal for us on our new home and was there for us to answer questions about inspections and the closing process. With every issue that was presented, Cheri was able to provide a well thought out solution. We also own a rental property out of state and she has been a great source of information on how we handle the sale of that home. I highly recommend Cheri for all of your real estate needs!!

About

Our work stands out because we focus on Property management and all the activities that accompany it. Most real estate brokerages simply want to sell your home and are only renting them for you until they can get you to sell them. At Provident we understand that your rentals were a decision made by you as either an investment plan or as a way to hold onto your house while you let the equity build. This means we work to keep the home in good condition, ensure you earn the most revenue you can while keeping costs down as much as possible and we do it from a long term hold perspective and not a quick hold and sell.

About

The investments in real estate can offer excellent financial opportunities and personal satisfaction, but they require careful selection and consistent, high-quality management. Management of the real estate is a service industry where a myriad of daily services must be routinely provided in order to effectively address the needs of the property owner. The primary functions of Deca Realty Company as a property manager are the following: * Achieve the objectives of the property owner * Generate income for the owner * Preserve or increase the value of the investment property Formulating the management plan: Prior to embarking on a management assignment, the professionals at Deca Realty formulate a management plan for the property. This is done after the careful analysis of the market and the individual property as well as the analysis of the owner's objectives. This management plan becomes the blueprint upon which the property management assignment is carried out. The ultimate goal is to provide each individual owner a management plan which fits his/her needs. In other words, some owners want to retain a large degree of input into the management of their property, while others, because of the lack of time or knowledge, want our professionals to handle all facets in the management of their property. Depending on the owner's objectives, the management plan may include the following: * Tenant Screening * Lease Negotiations * Advertising and Showing * Tenant Relations * Management Reports and Tax Reports * Marketing and Property Promotion * Maintenance and Renovation * 24-Hour Emergency Calls and Service * Risk Management and Insurance * Paying Bills, including Mortgage Payments, Utility Bills and Insurance * Insure Proper Maintenance The property management service fees: The fees charged for the property management services are a percentage of the gross rents collected. These fees are negotiated individually with each owner based on many factors, including the location of the building, vacancy rates and amenities offered. Also, a leasing fee is typically charged for vacant units.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
