As a property owner, it is extremely important that Letts Property Management has a staff that is dedicated, highly responsive, and reliable. I have never been disappointed with their services and they offer the lowest maintenance-related costs. They inspect the exterior and interior on a semi-annual basis to ensure that any tenant damage or issues can be handled promptly. They save me time, stress, and money and I cannot thank them enough. I do not have a single complaint about their service and highly recommend!

Harry Pickrell manages two properties for us and has done an outstanding job. Both properties have required significant renovation, repairs and maintenance and Harry has been on top of every aspect. He is thorough, detailed and very knowledgeable. As passive owners, we especially appreciate receiving his recommendations. In addition to project mgmt., Harry has been a great representative with our tenants and has served their needs well. I would give him the highest recommendation possible to anyone looking for property management services.

Rajan was great. I had too much going on and needed someone to manage my rental property. He did a great job, kept everything running smoothly, collected the rent, was responsive when tenants needed something. I would highly recommend him. He is reliable, professional and knows that he's doing. I'm glad I found him.

I've been using Red Star's property management for one of my condos going on 4 years now. I was a bit skeptical at first, since they're not the largest or well known, but what they lack in size, they make up for in quality. For me, quality means: - Keeping my fees down - Keeping my tenant happy - Quickly responding to support calls - Solid end-of-year reporting - Easy to work with In all the above categories (and for the entire 3 years), Red Star gets my 5-stars.

About

I am a teacher and Realtor. I have 15 years of experience with building and consulting online businesses. I am extremely reliable. I am looking for a property management position, preferably live in, but I can travel. I am looking for both full- or part-time. I teach live classes online and make my own schedule, so I am able to work around that schedule. I am 56 and have a lot of energy, and I believe that a smile can go a million miles. I have experience in managing my own rentals and have passed the Illinois Real Estate Broker exam which feels a bit like taking an exam to become a lawyer. I am an Illinois teacher with a current license until 2020 and have gone through all background checks for both teaching and real estate, which are extensive. Thank you for taking the time; please call anytime. I'm looking for work immediately. I also have a lot of experience teaching adult education, and I am an exceptional trainer and motivator. I have a lot of experience building websites, so if you are interested in starting an online business, I can help with that as well. I have 15 years of experience working with Ebay. I am looking for long-term, permanent positions but will also consider short-term, contract positions for the summer. I have spent most of my adult life working with people and am excellent at customer relations.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
