Edenbridge has been managing our Plainfield property for 5 years including renter interviews and selection, and periodic maintenance. We believe we made a good choice with Edenbridge.

The prices are extremely reasonable, but sadly buyer beware. As a property manager you expect the company to be prompt and answer questions swiftly. 1. On one occasion I had to call to let him know I emailed him twice two days prior and hadn't received anything back from him. 2. On another occasion It took me asking him twice to finally receive a shell of his contract in which it took 3 business days to receive via email. 3. He questions my integrity when I responded back within 24 hours of finally receiving his contract in which I decided to not pursue business with him. 4. Once I let him know I will not be hiring his services I ask to have someone pick up the keys in where he retaliates by mailing the keys in the mail to the old property owner. Knowing that I had just purchased the house. Sadly, I finally have a horror story with a property manager. Edenbridge maintains an exceptional relationship with clients under its contracted care. At certain times, our attention to present clients and their properties precludes us from responding to prospective business opportunities in a more timely manner and we certainly apologize for that. When closing accounts with current clients, it is our legal responsibility and duty to assure those who are contracted with us, that all materials be returned to their possession, including keys to their property or premises. Edenbridge prides itself on a history of over 20 years in Property Management, and we'll continue to strive to provide excellent, caring service to current and future customers.

Spencer help with every aspect. We were not sure if to rent, rent to own, or sell. Spencer gave us very good info to make our decision. He made recommendation and took care of everything since we live in another state. I highly recommend Edenbridge.

What should the customer know about your pricing (e.g., discounts, fees)?
We currently offer property management services at 8% of full months rent. We do negotiate with owners who have multiple properties or units on the charged monthly percentage. On real estate sales, we offer full real estate sales listing fees starting as low as 4% depending on the price of the home. Rarely do our fees get above 5.5%.
What is your typical process for working with a new customer?
We usually set a time and date to meet at their home if they're selling, or at their investment home or building if needing management services. This allows us to go over details of what our company offers, at the same time doing an evaluation of the real estate for sale or for rent.
What education and/or training do you have that relates to your work?
Absolutely. As a Realtor, for one, we are charged with continuing our education every year in all aspects of real estate, ethics, business practice and current law. We are also members of one of the largest property management associations in the U.S., IREM, that affords us the opportunity to stay up to date with current developments in the property management industry and to assure Edenbridge maintains its leading edge.
