Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

Patrick's work is second to none. He took the time to make sure the wheelchair ramp for my father was ADA compliant. His entire concern throughout the job was to maintain my dad's safety and comfort. Also, not only is the ramp very sturdy, it looks nice too. When the job was finished, there was absolutely no mess. Everything was cleaned like the construction never happened! I plan on referring Stares Restoration to everybody.

Excellent service! I have used A&A Services LLC a few times. Quality and professionalism. Recently with all the wind we had locally my roof took a severe beating. I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

Homequest did an excellent job on my home projects in Washington DC. I have a 100 year old row house and Scott and Asha did a great job managing a project to build a new powder room and renovate an old walk-in closet into an modern office space. Scott and Asha were very responsive with questions throughout the project and their prices were very fair. I would have no hesitation in hiring them again on any home construction project.

We had a poorly built roof over our patio that was damaged by the wind. I found kutai enterprises on thumbtack and asked him to come look at the roof and give us an estimate. Not only did he beat the first estimate, but he took a construction disaster and made it into something to be proud to show off. The roof is much safer and definitely more appealing to the eye. Will definitely hire these guys again. Couldn't be more happier with their work. Would definitely recommend kutai enterprises.

First off: great quality. I don't think I could have asked for a better realization of my plans for my bathroom remodel, which included extensive tile work and construction of a new closet. Pricing was reasonable; they were in the middle of the estimates that I got. That being said, there are a couple of negatives. The schedule was quoted for ten days, but it took sixteen. I did need to take half of one of the days originally scheduled to go into the office to support a client meeting, but a week's extra labor time to finish seemed excessive to me. Especially since after the original two weeks were finished, I had limited flexibility at work and needed to push work off to weekends. All told, with my restrictions at work, it took an extra two weeks beyond what was expected. Part of the problem was punctuality: workers were frequently late, so less got done each day. I also asked to keep a couple of pieces from the demo of the original bathroom that I never got. Overall, I would recommend this contractor if you have a reasonably flexible schedule. They truly do beautiful work, and I'm ultimately very happy with how my bathroom turned out. My designs were executed very nicely. I was just a little disappointed that it took so long.

Stuart Richardson from Scottie Contracting has done a lot of work for us over the past 10 years or so, to include the total remodeling of two masters bathrooms (different houses); installation of a couple of tile floors; installation of a wood floor; repair of a broken water pipe; repair of damaged drywall; electrical wiring; installation of a water heater; deck repair; and a lot of painting. He has always been very cooperative and professional, and has always been reasonably priced. My Wife and I would highly recommend Stuart to anyone needing any type of home repair or construction.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
