I hired Antonio (Tony) Sanchez from Renaissance Restoration to complete a kitchen renovation this past fall (sorry I did not get around to completing this review sooner!). I did all the demolition, but the job included lights and electrical, plumbing repair, cabinet and counter top install, appliance install, and painting. Tony gave a very reasonable estimate and personally worked on my project with his assistant from start to finish as opposed to having one of his employees complete the job. As he began the job, he soon realized that virtually nothing from the original construction was square (townhouse was built in 1987). However, that did not phase him as he had the skills to adjust making those imperfections unnoticeable in the end. In addition, Tony has skills in most of the trades which meant that he did not have to sub different parts of the job out; he did all the electrical, plumbing and carpentry himself. The best part of my experience working with Tony was that he discussed and explained different options or ways of completing a task to ensure there were no surprises, and I was impressed with his willingness to even teach me a little along the way. He was flexible in allowing me to have a friend install the tile floor and was understanding of my need to stick to a rather tight budget. There are only two comments I could make for overall improvement: cleanliness and timeliness. On a couple of occasions, I had to discard empty food containers and drinks that had been left behind. I attributed this to oversight and could be easily improved by making an effort to clean up the work site after each day of work. Considering it was not a space I was using though, it was not that big of a deal. As for timeliness, the project took longer than expected to complete. However, I know that my involvement did have some impact on the schedule and the fact he was doing the work himself while still managing other jobs is a factor. I would not hesitate to bring Tony in for another project in the future. I am completely satisfied with his work and would recommend him to anyone.

Nick was amazingly helpful when we had a clogged and leaking water main last week. He was able to come out the same morning I reached out to him, quickly fixed the problem, and then explained in detail how we could avoid it in the future—he even drew a diagram of our whole plumbing system so I could keep it for reference! I'm very thankful for his help and professionalism.

Let me start by saying that I'm not one to typically call for help. I'm more of a do-it-yourself type of homeowner. But when it comes to systems as complex at HVAC, I simply could not find time, and did not have the experience necessary to fix my A/C unit in the middle of a hot week. That is when Robert and Friends quite literally came to my rescue. Robert was able to quickly and efficiently diagnose my HVAC systems issue and then provide me options to get my home cooled again. He holds himself with upmost confidence and professionalism which swayed my decision to use Robert and Friends Heating and Cooling LLC. Although I had initially searched around and tested my options with other HVAC repair services, I found that the punctuality of Robert and Friends as well as the professionalism and plethora of knowledge led me to stick with them. They were very reasonable with pricing and were eager to get my house cooled ASAP. I couldn't have asked for a better experience in my time without A/C. Thank you Robert and Friends!

I needed a plumber to diagnose my sump pump system. Kenny was responsive and arrived 10 mins before our scheduled time (a rarity for local contractors)! Because I am unfamiliar with sump pumps, I was somewhat skeptical about hiring a plumber. Kenny did not waste any time and immediately diagnosed the issues. He possessed a thorough knowledge of the system and immediately earned my trust. He worked with me on pricing and charged me a fair price from his "recommended fees" guide. Kenny ordered and picked up the exact parts I needed, installed an upgraded sump pump and piping, and finished the job within two hours. Most impressively, Kenny appears to be the kind of guy that genuinely cares and looks out for your interests. Under his own initiative, he inspected other components in my utility room. He pointed out water heater leaks, and recommended adding a basin to reroute potential floods to my new sump pump system. Unfortunately, I was unable to immediately address other issues in my utility room. Out of his own generosity, he bought me an alert system that he installed in case of potential flooding. Seriously - who does that? I will definitely be calling him to fix my water heater in the near future. If you want quality service from an experienced plumber who cares, give Kenny a try. Highly recommended!

Review by Diane R. in Alexandria, VA Project: Install, Repair or Replace Plumbing or Fixtures Each and every plumbing task we asked was completed quickly, skillfully and thoroughly. We had an assortment of plumbing tasks including: fixing leaking pipes that were possible to fix, taking out and replacing ancient leaking pipes that were never installed to work correctly, fixing toilet leaks, clearing stopped drains, tightening loose faucets and fixing that water was leaking from. Jotis was pleasant, knowledgeable, and worked efficiently and quickly to complete every project. We have employed 4 previous plumbers in the 3 years that we have owned this old home. Jotis is the most knowledgeable, efficient and reasonable priced plumber by a large margin. I will highly recommend him to my friends and family. By the way, he was a stranger to me until today-but I am happy we found him

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

  • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
  • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
  • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
  • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
  • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
