Paul, I just wanted to take this opportunity to thank you for working with me on the management of my two rental properties. Your assistance and professionalism is noticed and appreciated. Your willingness to get involved with every nuance of these projects was refreshing. It began with your ability to help me determine the proper amount of rent to even ask for before we started showing the properties. Your market analysis was detailed, on target and without it I may have priced myself out of the market or left revenue on the table. From there, I appreciated the marketing materials you put together and the on-line resources you brought to the process. I found the total “marketing package” to be best in class. I believe that if anyone was looking for a property in either area of my rental properties, they would have found it fast because of your marketing methodology. As the processed moved forward you were very attentive each week and provided an Activity Report to let me know how showings were going. And thank you most of all for being my advocate to the potential clients throughout the process. You always kept my desires front of mind and did not just find a renter and “stick them in a property” to get your revenue flow going! You kept the lines of communications open throughout the entire process and I never had to wonder what was going on! I have other relationships with property management companies and I can tell you, this kind of professionalism and service is not always the case. They could improve the future of Kansas City by ceasing operations and leaving the country. The ONLY thing Paul did for us was to find tenants. He changed our contract after we signed it, ALL maintenance and tenant issues were handled by ourselves nearly 600 miles away, and Paul NEVER honored the contract signed, including—but not limited to—the agreed upon drive-bys and walk-throughs ensuring the tenants adhered to the lease agreement (which resulted in $1000’s in damages that Paul refused to return via deposit monies when the tenants left). He essentially found tenants then sat back and collected a check leaving EVERYTHING else to us! He refused to answer phone calls, texts and emails—particularly in the event of tenant emergencies which resulted in us coordinating with the tenants all needed repairs/issues. I urge ALL to avoid this man and company at ALL COSTS!

We honored everything in the contract and we had encouraged this owner to read hers. We do not "change" contracts with renewals that we are asked to perform only the tenant termination dates (they are subject to all the terms & conditions of the original contract). This owner requested an extension/renewal and the only alteration from the original contract was to the tenant termination date. The owner did not opt in for the optional periodic (physical) review of the property when she signed the original contract. We follow the principles of the contracts we sign and did so in the case. Maintenance issues were intercepted by the owner and she wanted full control over this aspect of the business. With regards to the tenant's security deposit, the tenants left the home in better overall condition that they found it in and the owner was paid all that she was legally entitled to in terms of the security deposit. I will add that there were zero vacancy days from the time that we this over (the owner had a friend living in the home) until we had signed, fully qualified, tenant in the property. The tenant was never late with a payment in the 18 months they resided in the home and again, left the home in great shape.

    We typically try to find out as much as possible about the client. What are their goals with their investment and how do we best align our practices to meet those goals? Every customer is unique and it is our responsibility to align ourselves to what is important to that client.

    The franchisor provides continuing education and I also stay current by belonging to many trade groups.
