- What should the customer know about your pricing (e.g., discounts, fees)?
We charge around 7-9% of the monthly rent that is collected and a leasing fee of 50-75% of the first month’s rent. We base this amount on the location, the condition of the property is in and market trends. In many cases, we are happy to work with you on a pricing structure that fits both of us. We do NOT collect any money if the property is not rented and we do not collect any money upfront if the property is vacant. We only get paid when rent is received.
- What is your typical process for working with a new customer?
To ensure that your desires and expectations are met, we will meet with you on a regular basis, prepare an annual budget and provide a transparent system for you to assess our performance. We will keep accurate, up-to-date records of income and expenditures from operations and submitting regular financial reports to you. We will provide easy access to each tenant as well as prompt service to their requests. Communications are a key to the process of successfully managing your property. We have the most advanced as well as flexible communications system available and will implement it immediately once contracted to do so.
