Jon Holland has been a huge lifesaver for me with my upcoming rental property needs. I live in Seattle and it has been a nightmare managing the house that I grew up in in Upstate New York living so far away. After searching for many years, I was very lucky to find someone like Jon Holland to manage the most precious thing for me and that is my rental property. He has been very quick and attentive to my needs and has taken every opportunity to go over the contract and with very detailed information and feedback that is perfect for my needs. If it wasn't' for Jon Holland at Property Management Inc. Capital District, I would be lost and would have to continue to spend money on wasted trips back and forth for many years. I highly recommend Jon Holland as a source for all your rental needs. He is very eager and responsive to all my needs and desires and I can be very demanding and Jon has eased a lot of my pains in a very short time.

I most recently had the pleasure of having Green River replace my roof. I have never experienced such reliable hard working contractors. They show up on time, work a whole day and then some, clean up after themselves right down to the last nail. If they need to clear away foliage to get at the roof, then they do, and again, very thoroughly. and neatly. These are good men with great integrity and honesty. I have used Paul's contracting, rental management, and real estate services for many years. He's my go-to guy. Paul is able to find good buyers and/or renters quickly, He's a good communicator and his work is an outstanding value, something I seldom find in these trades. I highly recommend Paul and Green River.

We are a reliable property management company that cares about our tenants as much as our investors. We understand that having a satisfied tenant means a satisfied client. Our quality of upkeep is also a main focus. We like to invest in our clients and properties for the long run. Proper daily maintenance care will ensure your investment to increase, not decrease, it's value.

We have established ourselves as having a strong working relationship with local contractors and tradesmen so that they will respond when we need their services. In addition, we have established an outstanding alliance with the local police department-we inform them of the properties we are managing and have provided them with vacant apartments for surveillance. We have had a member of the Springfield Police Department as a tenant. Also, we have built a solid reputation with working in distressed areas of the city.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
