- What should the customer know about your pricing (e.g., discounts, fees)?
There are only two charges for managing your rental(s): 1) For the management of a single residential rental property, our fee is 10% of the monthly rental rate and is competitive. If you own multiple properties, we are open to negotiating the monthly rate. 2) To lease a vacant unit, we charge a one-time fee equivalent to one month's rent after the tenant moves in. This fee is not required upfront. If you already have a tenant, there is no fee to be paid. Feel free to also check out our Google Business Profile for more information.
- What is your typical process for working with a new customer?
Our typical process for working with a new customer is as follows: 1) Inquiry: We receive an inquiry from a potential customer. 2) Initial response: We respond to the customer and ask for their email to send additional information about our services, including our website and an FAQ. 3) Property information: We request the property address so that we can research and be prepared for our conversation. 4) Phone call or in-person meeting: We set up a phone call or in-person meeting to further discuss the customer's needs, our services, processes, pricing and requirements, the owner's timeline, any recommended maintenance or construction activities, rental price expectations and registration requirements. 5) Follow-up: We follow up the conversation with a property management agreement for the customer to review and sign if they are interested in moving forward with us. This process allows us to gather all the necessary information to provide the best possible service and ensure a smooth and successful working relationship with the customer. - What education and/or training do you have that relates to your work?
With a blend of formal education and hands-on experience in construction, real estate, and property management, we bring a level of expertise unmatched by other property managers. Our Director of Business Strategy, Jesse Stump, is a seasoned Professional Engineer with over twenty years of experience in facilities engineering and construction management. He possesses an in-depth understanding of the MEP (Mechanical, Electrical, and Plumbing) trades, making him highly skilled in evaluating and resolving property-related issues. With a passion for real estate, Jesse has a diverse background in buying, selling, and managing various property types such as residential, commercial, and multi-family. His education includes a Mechanical Engineering degree from UMBC and an MBA from Loyola University, further enhancing his expertise in the field. Our Director of Business Operations, Keith Hodges, is a Professional Engineer with over fifteen years of experience in facilities engineering and construction management. With a degree in Civil and Architectural Engineering from Drexel University, combined with hands-on experience in construction, project management and real estate, Keith brings a unique level of expertise to property management. He has a keen eye for identifying top-performing contractors and tenants, and his approach is centered on delivering exceptional service over profitability.
