- What should the customer know about your pricing (e.g., discounts, fees)?
My landlord clients do not pay out of pocket for marketing and leasing fees! This includes professional photography, videos, 3D virtual tours and 2D floor plans. Tenants pay the first month's rent directly to my brokerage (eXp Realty) and that covers all leasing fees for both the listing and buyer's agents. For monthly management, our fees typically range from 7-8% of one month's rent. Discounts are offered for multiple properties or ownership in specific communities where I have an established presence. One unique thing about our business is that we do NOT upcharge or include maintenance management fees or trip fees. Our management of your property is full-service and all-inclusive.
- What is your typical process for working with a new customer?
Generally I will set up an in-person tour of the subject property and advise the landlord client on the expected rental rate and time on market. If necessary, I will help them get the property market-ready with improvements and/or repairs. Once we have settled on a timeline, we will sign a listing agreement and schedule professional media capture. If we are taking over management only, we will sign a management agreement and I will connect with the current tenant to set up their online portal and process introduction.
- What education and/or training do you have that relates to your work?
I have been a licensed Realtor® since 2003 and currently hold real estate broker licenses in DC, Maryland, Virginia and Florida. I am also a Certified Residential Specialist.
