Unfortunately, I have to retract the 5-star rating I gave previously for True North management company. Erick worked for me for a year and a half in the capacity of locating a new tenant and conducting quarterly inspections of my properties. The first red flag of possible underhanded practices for me was finding out that he was charging an additional application fee for prospective tenants without consulting me. Erick did a decent job of communicating my needs to the tenants initially, but towards the end of his time with me, I noticed that he was not following up on my requests and not communicating specific items of importance to the tenants. I had discussed the possibility of purchasing another property and asked if he would be interested in managing that property, to which he replied yes. During the last inspection that he performed, he told me (did not ask) that he was raising his rate for performing the inspections which I agreed to and paid the extra money he requested. Within a week after the last inspection, I reached out to him regarding an issue with a tenant and I did not hear from him for 5 days. He suddenly sent an email to the tenant and me saying that he had been ill and apologized for being unresponsive. Erick never followed up with me regarding my request prior to him ghosting me. A month later he finally sent me an email stating that he was closing the doors of his management company. I wished him well and requested that he return the keys to my property, still in his possession on several occasions, and never got a response from him. The fact that he was so strategic about asking for more money prior to him knowing that he was going to end the agreement despite having a contract in place is very shady and speaks volumes about the character and work ethic of him and this business. The lack of communication and not returning my property after having a good working relationship is another indication of the untrustworthiness and unprofessional practices of this person and company. Please be careful when entering into any kind of agreement with Erick and this company!
