I had a great experience renting through Property Management, Inc. Michigan. Fees for property management are relatively standard in the industry so it's the service that comes with that cost that make the difference. The service from PMI Michigan was fantastic. Their resposiveness is unparalleled--I had access to them at all times and nearly instant feedback. They found us a fantastic tenant and when an issue came up at the house their on-staff resources (handyman) had it corrected quickly and at a very fair price. I will continue to recommend them to friends and colleagues looking for a property manager.

Dave provides the quote and undergoes the job in a very timely fashion. He responds quickly to messages and obviously cares about his clients. Dave has completed multiple projects at our home: he installed a 6’ cedar wood fence around our property and helped us with a porch structure project. We were impressed by the quality of his work and were extremely pleased with the outcome of each project. He is very knowledgeable and knows how to problem solve through tricky home projects. He is very thorough and even educated us on how to maintain our property like staining our cedar fence, which he came back and did a year later at a reasonable cost. We already have Dave scheduled for another project. We highly recommend him due to his dependability, knowledge, quality of work, and friendly disposition.

I mean just everything about these folks are dandy! The best thing was I called them after they finished the work they did for me and they offered me a customer card gift card of $50 just for me getting them to do the over seeing of my apartment buildings sign on and lawn things over here. Seniors need help, people with patience and they helped.

Scott did a great job in helping to turn our Warren rental property ( of which was returned in very rough shape ) into a clean wonderful home that showed very well once listed. His help with cleaning, painting, deck repairs, and haul-away was and is tremendously appreciated. His help with general recommendations and advice during the project was appreciated as well. Since I needed to work with a trustworthy contractor being remotely located 12 hours away in Atlanta his trust and value was immense. Scott is highly recommended!!

Thank you for the opportunity to praise Collective Property Management LLC. Ms. Hewitt has proven to be an exceptional property manager. She is very prompt in getting services completed and completed to the highest standards. She does housing inspections and she has helped others who could not get help to have the repairs needed . Her team is very knowledgeable and most of all fair in pricing of the services required. She and her team have installed new windows, keep all HACV systems up to date and much more. Most importantly they helped with anticipated repairs/services that she saw and inform us that may need correction. She works well with our banking requirements as we live out of state and at one time overseas. Her web site keeps us updated and inform. Anyone who hires CPM has hired the best.

I began hiring Mike a while back for work on my rental property after my husband passed. Mike was easy to work with, one call, no hassle and my tenants were happy. I started hiring him to work in my own home after I noticed the quality of his work seemed far above the handymen I have hired to work on my other property. He always explains the best way to complete a repair and often gives me a few options which I like. I also like that he always treats my home with care and I joke with him that he leaves my house cleaner than when he showed up in areas he was working in. I would highly recommend.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
