It's clear that the ownership really cares about doing a good job and they will stay in constant contact with you on every last detail.- The price ended up being competitive after a little bit of negotiation.- Welter took care of everything, including permits and inspection (which, as I learned from the entire summer it took me to find a builder, is far from a given).- The construction process went well and required only minimal adjustments, all of which were not super common items and were taken care of quickly.That said, there are a few things I'd be remiss if I didn't let other potential customers know about:- Welter is still trying to grow and learn how to do better; as such, their time estimates ended up being unrealistic vs. what actually happened. I get it - construction projects take time and supply shortages are still a thing. But I'd have preferred them to under-promise their timeline so that it didn't feel more drawn out than it should have been. We originally agreed on the work in late August, design took a couple of weeks, permits were ready in another two (not something I assume they have control over) and the building took four weeks to complete.- The lumber company they use, Lampert Lumber, have a habit of sending home owners sinister-looking Notices of Furnishing which have scary words like "lien" on them. They are innocuous enough in the end, as it's merely a statement protecting their rights as suppliers, but to someone not used to receiving such paperwork they can initially be alarming. It would have been good if we had been warned about this ahead of time.- Make sure your quote includes every line item, including permits, so that your eventual bill doesn't end up being higher than you anticipated. We had a permit fee of about $200 show up unexpected vs. our original negotiation - to Welter's credit, they took care of it immediately.All in all, though, I'm happy with our investment and our new deck looks great!"See more
