I contracted Rojas General Contracting to replace a wood fence on my rental property, that is 250 miles from my residence. I was very pleased with the bidding process and the schedule that was promised to get the job done. The new fence was installed on time and with excellent workmanship. I would recommend Rojas General Contracting as a reputable business that is very professional and they provide great customer service also.

We interviewed four companies recommended by Thumbtack. All of them had great qualities. Property Management Inc of Kansas City provided the best evidence of both tenant relations and owner relations!

We want to thank Jerry and his team for the outstanding work they completed on our Miami County Museum. In our original review/ bid process Jerry understood what we wanted to accomplish. Our Building was over 100 years old, they understood the importance of preserving our heritage yet providing a structure that maintained the beauty of our history and giving us an updated building. His employees were great to work with and quite skilled in there profession. All work was completed on schedule and on budget. We highly recommend Jerry Dixon Contracting. Stop by and see the completed project. Miami County Museum

I managed my own properties for over 15 years. When my wife and I decided to move out of state, I had to decide whether to sell or hire property management. Working with Swift RPM has been better than imagined. Because of their experience in financial advising, real estate investing and management, I know that this company "gets it." If I had to do it all over again and Swift RPM was around way back when, I wouldn't think twice about working with this management team!

I have used L.J. Fanning for over 10 years. He has done almost all of the repairs on my home and my rental property. His work is exceptional and he is 100% trustworthy. He is a perfectionist who is highly talented in any and all repairs/improvements. There has not been one project he has been unable to take on and complete with total satisfaction. He is such an excellent "handyman"/repairman that I would be lost without him. I have referred him to Numerous friends and they have all "fallen in love" with him. From tiling, to concrete work, to electrical and plumbing.....L.J. can do it all! Whatever your remodeling/repair need, he is your man! Unlike many "handymen", L.J. is always on time and completes the job when he tells you it will be done. You will Never go wrong by using his services.

I have had Bob do several jobs for me in the past. The lastest work consisted of putting in a complete bathroom. From the plumbing and electrical to the tile and finish painting. The quality of the work I couldn't be more please with. He was prompt and did everything he promised. I would use him and recommend again and again.

I own numerous single family residences plus duplexes and fourplexes in KC. I have gone through several property managers and it has been an expensive and frustrating saga. One of the biggest challenges I face is that I live in California and I can't be popping over to check on what's going on regularly. What I learned is that most property managers are very skilled at exploiting my blind spots for their profit. I found TREH KC over 2 years ago. I flipped my fourplex to them as a trial - it was unoccupied and just coming through a difficult rehab. It went so well that within 6 weeks I flipped all my properties. With two years experience, here is what I have found about TREH: - They have my interests in mind and take the financial performance of my portfolio seriously - They are responsive. Maybe once it took over over 24 hours to respond; usually it's 2 - Everytime I speak with them they know what is going on with every property and they have a proactive plan for any issues - They fill vacancies quickly with qualified candidates and when there is a problem, they rectify it -I meticulously track every expense and revenue item on every property in Quickbooks. The few times I have found a discrepancy I talked it through with them and every single time, they were correct - Interactions are professional and they are a joy to deal with. In the end, what it all boils down to is that they have earned my TRUST. I can actually relax, for the first time since I've owned rentals, and be confident that my business is being run competently by someone who cares and, most importantly, I can depend on.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
