I had a framing job done by Steve. I talked to him over the phone and he seemed to be more knowledgeable compared to others. He also was ready to meet and start the job. He showed up on time the next day and finish the project in a few hours as he promised. He didn't take the shortcut and paid attention while doing a clean job. I'd call him back for my next project.

Jose did a fantastic job refinishing our ceiling and daughter's playroom. He was on time and professional, but he also went above and beyond in terms of the work. He took care of a minor plumbing issue around the wet bar he removed and told me "don't call the plumber, they'll charge you and arm and leg—I'll take care of it." Then he just stubbed the pipes, took care of it and didn't ask for any more money. I paid him a little on top anyways. Because he's a pro and he deserved it. I would hire 100 Joses to remodel and paint my house right now. I'm using other contractors and wishing he did it all. He just does really awesome drywall.

In North Missouri it is hard to get contractors to show up, let alone do a quality job. I was pleasantly surprised when I found TMC. They did a quality paint job on the house with minimal amount of supervision. Larry was very easy to work with and showed the utmost in customer service skills.

Eric was outstanding with customer service and follow-up with me as I hired him quickly and with limited information. He was first with his bid and quick with his replies. I had spent several days prior on Craig's list basically sending emails back and forth to prospective contractors on frivolous details when all we needed was someone to start working on a simple furniture assembly job. Eric worked with the information I provided, he quoted a reasonable hourly rate and was on the job the following day. I only anticipated 4 hours of work and it took nearly twice as long but he was flexible with his pricing allowing him to get in more time and allowing us to have a quality job not cut short due to costs. We reached out to five contractors all of which said they could not start until July. None impressed us at all. David then gives us a bid by email within 48 hrs. and then we meet and discuss scope of project and set a date for start. We never expected him to work solely on this project from start to finish but that is exactly what he delivered. Timely arrival times arranged in advance with us, excellent communication throughout even while working in our home, touching base, asking questions, clarifying details. David exceeded our expectations and found a window that we only discussed verbally on the first meeting and it looked fabulous when in place. We will work with David again on multiple projects because he shows integrity with the quality of his work as well as shows up when he says he is coming to start work. He finished exactly on schedule with having to arrange electrical contractors. We are still working on other projects and looking forward to hi, assisting us with those. Lana Lee

Over the 9 years I have owned my home in Overland Park, and my experience with numerous contractors, undeniably, Aaron has been the most ethical contractor I have had to work with. Over the past year, he completed 4 projects in and around my home including electrical, kitchen, deck repair and refinishing. He's a craftsman and has immense pride in ensuring the homeowner is more than satisfied with his work. On the most recent project in June 2015, he was not happy with the work by one of his employees. He said it was not up to "His" standards so he spent the entire day re-doing the work. I would definitely hire Aaron again for several reasons: (1) He knows his trade - mechanical, electrical, remodeling. (2) He takes pride in his work (3) He does what he says (4) he's reasonably priced. In fact, I told him he needs to raise his prices as there are competitors who charge much more and do much less. Thank you Aaron!

We hired S&P to paint the exterior and interior of our home in preparation for listing it for sale. We met with several contractors. Stephen was the stand-out amongst all of them! He was thorough, detailed and honest and provided a quote that addressed all of the matters discussed during his appraisal and yet was competitive. As work began, we were BEYOND pleased with his crew's thoroughness and attention to detail. Along the way there were a few areas requiring more prep than Stephen realized when he'd completed his quote, yet he stayed true to his word and completed the work with the same level of detail and tenacity! My wife and I are BEYOND joy with the quality of S&P's work and would HIGHLY recommend them to our family and closest of friends! Gary has been remodeling the bathroom in a one bath, 930 square foot, 2 bedroom cabin that we recently purchased. Matt was very prompt, communicated well and was able to meet me the same day. He was knowledgable about our project and familiar with the permit process. Although we were unable to hire him at this time due to a different complication, we would have been very comfortable having him as a contractor. R&R helped me out after another contractor I hired (on thumbtack) didn’t show up. I contacted Rinald on Sunday morning and he was there before noon that same day. My wife and I are selling our house and needed a couple things updated/installed and he had it done in a couple hours at a VERY affordable price. I will definitely use R&R Construction again!

We hired Kevin to demo our current floor and install some new tile flooring. Due to some unknown issues with the flooring we ended up just doing some laminate ourselves. We are giving 5 stars based on the demo work that was performed. Kevin and his assistant did a fast and efficient job on removing the old flooring and removing it from the house. Kevin was very understanding of the issues that came up. We will look forward to using him on any future tile jobs.

We had a window well that flooded water into our basement and we were under a lot of stress trying to figure out what to do with it. The last time something like that happen we had a contractor come out and dry out the carpet but leave the pad wet and basically ruined our pad. I was referred to yeti restoration and they came out and were very professional gave me a good price and could do the work the same day to prevent further damage. I actually trusted this company to be be there with my wife and kids without me there. That says a lot! I refer yeti restoration to everybody now!

Don’t let the name UltraClean fool you. They do more than clean. Michael and his crew pride themselves in doing a variety of home improvement projects. I hired them for interior painting, deck repair, staining, sheet rock repair and basic installation. I experienced Michael’s true sincerity and professionalism throughout the job. I was impressed by his commitment during the entire process and quickly resolving some minor issues that cropped up. He has vast knowledge, experience and solutions for an assortment of home projects. UltraClean provided me with so many services at a very reasonable price. I highly recommend them for an economical home improvement project.

I have to start this review by saying that we've hired people off of thumbtack probably dozens of times. We are typically pretty happy but Fuad and his team completely blew us away with how great they were. They took the time to make sure everything was absolutely perfect and done correctly, all while making sure they were courteous to my family while working in the house. We loved the work they did on our tile floors so much that we hired them to do (4) more projects in our house! I'm absolutely blown away by their professionalism and how hard they work. As you know, when you hire most contractors, they don't show up a lot or show up late. They showed up on time every single day and worked hard for as long as we would let them. I cannot stress how highly I recommend this crew. We have lived in four different houses and have done DOZENS of different projects, and I have never had a contractor I've liked more than this team. If you have the opportunity to hire them, I would before someone else does and books them for a few months to completely renovate their house after seeing their work....as we are doing haha.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:
