David and Barbara did an amazing job. The projects they completed were: demolition of. A 14 x 33 deck and rebuild. Turned out incredible. They hauled everything off including a hot tub. They also poured an 8 x 14 slab of concrete, installed a new outdoor water connection, power washed all the concrete surfaces as well as the privacy fence. Most of this work was done when the outside temperatures were in the upper 90's. They cleaned up every day before they would leave and checked in regularly to make sure I was satisfied with their work. Not only are they hard workers but also great people. By the end of the projects we had all become friends. Hard to find a contractor that takes pride in their work. I highly recommend.

We recently hired Quality Carpentry and Installation to replace and interior door and door jam that was destroyed by a disgruntled dog. Aaron’s attention to detail and cost overruns went above and beyond. Quality Construction is what truly was delivered. We were so impressed we are having Quality Carpentry and Installation do several projects around the house including the construction of a concrete patio and fire pit. I would not hesitate to recommend Quality Carpentry and Installation to anyone. This is a good man and a good company. Joe Heithaus Nixa, Missouri

They were great to work with. They not only remodeled the bathrooms but they provided suggestions to improve the layout. They re-routed the plumbing and installed new tubs, vanities, fixtures, etc. Installed porcelain tile in the bathrooms, kitchen floor, kitchen back splash, sun room and office. Their workmanship is fantastic. I am very particular and tend to scrutinize the work of contractors and I am very happy with their work. They also installed hardwood flooring throughout the rest of the house and the floor looks beautiful.

John's company, constructed a bathroom in a downstairs room, building a fake floor to accommodate the pipes. They were able to begin work sooner than expected. The framing went very quickly. They had to drill through a concrete wall for the outgoing pipe and for the incoming water. They did a veryimpressive job. They built a flower box to help disguise the pipe. They hand dug the trench to the septic tank, going under a sidewalk without damage. They installed a toilet, vanity, and tub. They tiled the floor and the wall of the tub/shower unit. They finished the job when they had expected to do so.Their work is very professional. I was very satisfied with the result. I would hire them again. I highly recommend JLB Construction.

We needed the wood trim replaced on two dormers on our high, steep roof. We asked for a quote on Monday. Eric gave us multiple options at a very reasonable rate. We chose to replace the wood trim with aluminum. He began work Tuesday morning and completed the task that same afternoon. Looks fantastic, and site was well cleaned after the job was done. We will definitely use Eric next time we need a contractor.

We have hired Rob's team to do a metal roof on our place and fix a back porch roof that was just put on a few months back by a another contractor and when that one got done it was worse than what it was before so it had to be totally redone. Rob did the rebuilding of it and it is totally awesome. He has a great bunch of workers, all very polite and courtesy. He also powerwashed the deck and restained it and it looks like a new deck. Thanks guys you are all totally awesome, makes me have confidence in hired workers again.

One of C&D's owners, David White, did all the plumbing and wiring for our new house. He started out as a sub for the general contractor, but when the general had problems about 2/3 of the way through, Dave finished the house. Dave is an expert in HVAC, electrical, plumbing, and also very knowledgeable in all other aspects of residential home construction.

It was refreshing to have the contractor personally CALL back to ask for the job. Cody and his partner were very professional and competent. They were willing to come and bid the job and see if we were all in the same ballpark. As a result, they got 3 other projects added to their painting project. Thanks guys- Great Job!

He fixed a busted pipe under the house and replaced a leaky faucet for a very fair price. He's a nice guy and he fixed it right. He even fixed my toilet afterward for no extra charge.

I offer many services, such as installation of inside appliances and outside items, lawn care/cleanup, painting, home improvement and much more! I have my own tools or the ability to rent tools if needed for a specific job. I also have helpers for larger jobs. I am fairly young, but I got an early start on things. I grew up on a dairy farm and learned quickly how to fix things and build things. I also work at UPS in the mornings, so I am up early and can get started on any project early! My most recent projects were installing a 1/2 mile barbed wire fence and loading two large UHauls for a couple moving to Texas.

My company has recently been involved in building a log home in Southern Illinois, for which I was the general contractor/electrician, plumber, interior finisher and exterior painter. I am not licensed in any of these activities, but have extensive experience in all. The primary business is options trading on the CBOE.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
