Matt was super responsive to my request for quote. He came out that same day to look at the job. He arrived 10 minutes early the next day to do the work. His work is thorough, professional, on time, on budget, cleaned up after himself and very friendly and courteous to me and other contractors on site, Couldn't ask for more,

Justin just completed painting my kitchen cabinets. My kitchen has been transformed from builder blah to fabulous. What a pleasure it has been working with such a professional and ethical contractor. Justin is an excellent communicator. He always let me know when he would be arriving, and what he planned to do the following day. It was a great experience working with Justin. I will definitely call him for other projects.

Timmy and his crew were very punctual, informative, professional, and efficient as they built a monsterous wooden play set in our backyard. Timmy gave us updates regularly on the progress and his fees were more than reasonable. He actually under-quoted us severely and I had to twist his arm to requote the job to make it fair for him. What a great contractor- we will definitely seek out his help for future projects and I would definitely recommend him.

It started with cutting a kitchen passthrough and expanded to demolition and rebuilding basement stairs, and building a deck, which involves adding steps and recutting a door opening. Terry has exceptional integrity, is kind, very communicative and very smart, an excellent problem-solver and able to grasp my intentions and aesthetic preferences instantly. He has so much experience that he can quickly break an estimated job down and is completely transparent with the details of all costs. He ASKS when I need to make choices (doesn't assume). The people he brings to work on larger jobs are also good people, a pleasure to be around. All this, and his prices are very fair!

We can finally enjoy our beautiful outdoor space and amazing deck thanks to Micah! He was professional, courteous, and clearly a talented craftsman. When we began our project we only wanted to cover the existing deck, but then we decided to extend just a bit. Micah gave great suggestions and wasn't just out for the dollar like so many other contractors we had come out to give us estimates. He actually gave us tips to help us SAVE money. I had print outs of what style I wanted the deck to resemble, a rustic yet simple style; and Micah had no problems getting the materials and never complained once if I had a question or changed my mind. He was even able to find a roof that matched perfectly to the brown roof on our storage building and house. My husband and I are beyond pleased with the service we received and the new outdoor living room Micah gave us! 10 out of 5 stars!

In 2013, David Ackerman Building Solutions provided general residential contracting services to us for an $80,000 major renovation of a fourteen year old, 3,000 SF home in Cleveland SC. The construction was done in phases over nine months to allow us to continue to live in the house while work was done. David was flexible in working with us on this unusual schedule, and considerate in conducting the work and scheduling subcontractors with minimum interference. The scope of work included interior demolition, a new zoned HVAC system, rewiring the entire house, new electrical panels, new standby electrical generator, construction of a new kitchen and master bath/dressing room, reconfiguration of spaces for an enlarged master bedroom, guest bedroom and laundry/utility room. Work included interior finishes and trim, lighting upgrades, plumbing upgrades, new skylights and exterior deck improvements. We contracted with David for a lump sum amount negotiated on the basis of detailed cost estimates and sub bids. He demonstrated the ability to work within the budget and maintain accurate accounting. Owner directed changes or increases (and decreases) in scope were negotiated fairly and reasonably, and stayed within our budget contingency amount. The quality of David's work is outstanding. He is skilled in general construction of all types and also in electrical work. We were especially pleased with his attention to detail and getting things right. He selected and managed qualified electrical, mechanical and plumbing subcontractors on the project. He monitored their work closely and worked well with them to ensure a high level of quality. We dealt only with him and he managed the subs. Although it did not affect our project outcome, the only recommendation we have is that David expand his project management documentation system for greater detail. While he kept a good weekly record of work and costs, a more detailed summary of total work and costs, showing exact levels of completion, would have saved us some administrative time. Throughout the course of the project, David routinely focused on making sure we were satisfied. He is skilled, capable and honest and we highly recommend him.

Kevin was hired initially to put up trim moulding, and he custom built wainscoating for 2 of the floors in my home. I was so impressed with his work, that we are talking about continuing the wainscoating , bulding arches, and remodeling my kitchen, He came back with his wife overtime to perfect the job to my specs. How rare is that? He calls if he is running late, and always shows up. He is a man of his word with integrity. That is hard to find in contractors. This is an honest rating, I highly recommend Kevin,

We met Curtis in the summer of 2014 while working on my home addition as a subcontractor. We were so impressed with his work that we decided to hire him to complete the home addition. He helped us through a very unpleasant building experience with an unlicensed contractor. He took over the job with professional craftsmanship and worked diligently while keeping a clean and safe working environment. Curtis is extremely knowledgeable in all aspects of home building. We will continue to use Curtis for any home repairs or improvements.

I hired CLB to make a design using 2 different colored 3/4 inch hardwood, and select their design and could not be happier!! The finished product is the best I have ever received in all my years of buying and renovating homes, and solid enough to last my lifetime. Even my wife is very pleased, and she is very particular as to workmanship as she has personally renovated houses in the past in a number of cities. Pricing was very fair and lower than other bidders outside of Thumbtack. We also hired this company to enclose our backyard with a 100 running feet of a wooden privacy fence with a double gate on both sides of the house. Gates are strong enough to swing on and will definitively be long lasting through many years. Once again, we receive a superior installation with a number of features that other contractors would not even have not thought to offer. HIRE this contractor who has built many houses and is GREAT for renovation projects of many types.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
