Michael took on a huge project: 28 units poorly managed and me, the owner, 3,000 miles away in a different time zone. He coordinated & contracted for re-roofing 3 buildings, installing 28 HVAC units, and 8 new water heaters all within a tight 2 week time frame. He communicates quickly and clearly. You’ve found the best property management company I have ever worked with over a 30-year real estate investment career with properties across multiple states. I’ve hired and fired more than six property managers because all of them stopped performing after promising my family they would take good care of our investment, perform regular property inspections, and do thorough background checks on potential renters. If you are frustrated with your current manager trust Clarkson Hines, the owner of PMI Charlotte. He is one in a million and deserves praise for his integrity, attention to detail, willingness to work hard. You will enjoy his ability to communicate with you as an owner. He does what he promises and treats our property like it was his own investment. When PMI took over our rental had a $17,000 rehab on a beautiful single-family home. The fired management company lied and told us it would require only $6,000 to get the home rent ready. Clarkson gave us an honest assessment and got repairs going quickly so we could get the home back online. He and his wife returned to the house on weekends to perform touch up painting just before they put the house back on the market. Clarkson under promises and over performs, a rare trait in business. We are out of town owners and always fear our property managers take advantage of us once the contract is signed and we return to California. It is impossible to keep an eye on our property from 2,700 miles away, therefore, out of sight can mean out of mind, right? I discussed my feelings of betrayal with Clarkston before agreeing to give PMI our business and Clarkston has lived up to our expectations. I am writing this testimony recommending his business no matter where you live. These folks have communicated from day one, and we even receive our rent checks before any of our other property managers can deliver. I am confident you will be pleased with PMI and recommend Clarkson Hines because of his character and work ethic. He treats his owners well and our tenants fairly.

Buckeye started cleaning apartments for us. About 4-5 per week. They are always on time and the units are clean! They have done awesome with everything we've given them to do. We given them a lot of work-such as flooring replacement, complete unit rehab, breezeway cleaning, all of our HVAC work. We are very happy with Buckeye!

Do property managers need to be licensed?
