I would recommend Dustin to anyone -In fact, I already recommended him to my pastor! I hired Dustin to clean my gutters and then install gutter guards. He was friendly, professional, reasonably priced and quick. He even took pictures with his phone to show me, so I wouldn't have to climb the ladder! My gutters won't need work for awhile, but when I have another handyman project I will definitely call Dustin first to see if he does that kind of work.

My roof shingles needed to be removed and replaced. Some damage to inside ceilings and walls due to leaks. Sheetrock repair and painting. Kenneth is very knowledgeable in all aspects of repair, from inside to outside. Easy to work with, good listener. Quality of workmanship extremely good. No cutting corners. Materials used of the finest quality. I would recommend Olsen Enterprises.

Our house is 98 years old, and at some point the kitchen had a set of awful four-foot fluorescent tube lights installed. We wanted to replace those with recessed lights, so we contacted Power Crew for an estimate. Michael came and looked things over, and gave us a very reasonable quote for installation (with the cost of parts included). We agreed to it, and when the day came he arrived and worked with us on the exact placement of the lights (having to work around the quirks of our house). When he started to drill holes in the ceiling, he found that an air duct had been installed, and it didn't leave enough room for the cans. He discussed some alternative like track lights with us and wrote a new estimate, and left so we could talk it over. He was really nice and professional. We didn't want track lights, so we did some research and found a new kind of surface-mount LED light which is very compact and can be installed into a normal ceiling box. We called Power Crew again and this time Jason came to do the work. There was a bit of a mix-up, as he thought we still wanted track lighting, but when we showed him the lights we'd found, he was very receptive to the idea. He experimented with the lights a little and found they're installed using spring clips, and it takes a fair amount of force to mount them or remove them, so the ceiling boxes would need to be pretty solid. He examined our ceiling again and took some photos, and asked if he could take one of the lights to the shop and mock up an installation of it so he could get it right in our kitchen. We were ready a couple of weeks later, and he returned with the proper boxes to install (he had contacted the manufacturer's engineers to find which ones they recommended). He worked all day, and even though it was a tricky situation, he was able to install all five lights properly, including a smaller box to terminate the old wiring above one of them. It's not possible to install the lights perfectly flush with the ceiling, but he noticed a tube of caulk we had from another project and asked if he could use it to caulk the gap between the light fixtures and the ceiling. Jason was also extremely nice and professional, very engaged during the entire project, and obviously very invested in doing it right and giving us the best results possible even though our house made it a challenge. We couldn't be happier with the service, and we would recommend him and Power Crew to anyone.

Couldn't have been happier with Luigi! Not only did he meet us the day after we requested a painter to go through the home and provide an accurate quote, but his team also finished painting an entire main floor (trim, ceilings, and walls) in less than two days. We've actually talked about hiring his team again to do the exterior trim once we're ready. Highly recommend!

He was very attentive and promptly returned my calls. He answered all my questions over the phone and through emails. He delivered on the time frame that was given. He provided an excellent service when delivering all the boxes to my house. He even went above and beyond and took the time to write some instructions on the assembly. I was very satisfied with his service. I would recommend his company to all my friends. I also placed an order on the IKEA website, and it was a nightmare!! IKEA was horrible customer service and they rely on outsource delivery companies which provide and very poor service.

Shane helped fix our fence that blew down during a recent wind storm that required three posts to be re-installed and then to attach the fence. It was very challenging because of the amount of concrete used in the last installation of the post that was unusually much but he plugged away and remedied the problem! He did everything as he promised and appreciate his work and efforts. We'll use his services again! Thanks again Shane!

I had Rob replace a sliding door for me. When he took the old door out, it was obvious the original builder did not know how to make their cuts straight. Rob was able to install the door with minor adjustments and I must say...there were absolutely no air leaks this winter and the seal was perfect.

I had Taylor do a lot of work for me in the Hartington area before he even started on Thumbtack. He could do anything from installing hardwood throughout my house to installing a perimeter fence around my lot. We even had him refinish 6 pieces of furniture with some rustic chalk paint to make them a matching set! Overall, really happy with the price and quality of work done!

I was very impressed with my overal experience with Paladin Exteriors. I posted to have a chandelier hung in my dining room and ended up getting quite a few item checked off of my"honey do" list. Within minutes of posting on Thumbtack, I was contacted by Sarah. We scheduled an appointment with her and her business partner, Nick, to look at the light the next day. Their team of three workers and Nick all showed the next day which was Saturday. Not that it takes four people to hang a light, but they also fixed two kitchen cabinet doors, they cleaned my gutters and fixed a leaking roof vent that was creating water spots on my living room ceiling, and they replaced 3 sets of halogen lights in kitchen soffits . They fixed a botched gutter job that someone else had left incomplete; it required folding and replacing tin. They also came up with a creative alternative to using a chain to hang my chandelier. Amazingly, they would have come back on Sunday if that was what it would take to get all the things done that suddenly showed up on my list. It is not an exageration to say that these young professionals are ready to take on a wide variety of jobs....I would definitely hire again.

Let Me Fix It Handyman recently assisted in my parents remodel and we are so grateful that our interior designer recommended them as they did an amazing job! They took pride in the job they were doing and when a few issues arose (due to the house being older), they were very responsive. We would definitely recommend them for any small or large job you may have. We had them painting the walls/trim, cabinets, removed cabinets, installed flooring, tile, bath tub, faucets, shower, put up mirrors, ceiling fans, lights, installed new storm door, etc..

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
