Once every 10 or so rainstorms, water drips onto my dining room floor. Over 7-plus years, various contractors and handymen have tried to stop it, and failed. Wayne came by, made a nearly instant diagnosis, and promised he'd be back the next afternoon to repair it -- in less than an hour. He came back as promised, right on schedule, did his thing, and thoroughly tested it with my hose. Even cleaned out the gutters so the hose water wouldn't soak my deck. Now two rainstorms later, no leak. After 8 more storms with no leak, I'll come back to Thumbtack and give him FIVE stars!

If anybody needs a good painter I would highly recommend these guys! Jorge and his crew busted their butts for two days finishing up tonight at 8:00 pm! Did everything as per the estimate and then things that weren't on the estimate! Never once asked about paying up front or half now half at completion... Finished up by picking up the yard, sweeping the garage, coiling up the hose. Never asked about being paid, just wanted to know if I was happy. I had to start the conversation about giving him money! The whole crew very polite and respectful. Oh, one other thing, I did something I have never done in 37 years of dealing with contractors. I tipped these guys $100 for beers on me!

I had a stuck pocket door. Gary came in and had to figure out what was causing the problem, because it wasn't obvious. He did that (the carpet layers had pushed the bottom guides into the door's path) he removed the least amount of framing necessary and cleared the door way and reframed the door, caulked and was done. He is very thoughtful in his approach and wanted to make sure everything worked well when we was done.

The project involved the interior painting a condo unit of 700 sqft that contained difficult to paint architectural features. G&P Home Solutions started on the day we met to review the project and finished it three days. The painting crew were very pleasant and accommodated my requests. The workmanship was of a very high quality and the finished product is perfect. I am very happy that I chose G&P solutions and I do not hesitate to recommend them for any home painting project.

I had many questions about some work we were considering and David was prompt and professional in his responses. He answered my questions straight forwardly when other contractors came back with excuses. Unfortunately we decided not to go ahead with the work, however, if we change our mind David is at the top of the list.

Working with KZM Home Improvement was one of the best contractor experiences I've had! Ralph is responsive and timely with inquiries and scheduling. His prices are very fair and his suggestions for improvements are excellent and often cost savings. He works effectively and efficiently, and leaves the work area clean and ready for use. And he is so multi talented, I was able to get many projects done at the same time. I simply cannot say enough about my experience with KZM Home Improvement - I will be calling Ralph back for all my projects!

RJ Development delivered impeccable service. I admit I was hesitant based on a negative review previously written, however the way Rich followed up with me, and answered all my questions really put me at ease. He took the time to come to our home to clarify what was needed. He kept to the pricing. This is a very nice contractor and very personable. I would recommend him without hesitation!

XCC did a perfect job installing my hardwood floors in two large rooms. There were lots of complications with rooms being out of square, un-level surface around the fireplace due to mortar, and border patterns with different wood, and insets. All of it came out perfectly and with very little wood waste (way less than other contractors would have done). Xavier and his crew also did a great job replacing my damaged sub-floors throughout the entire house - a task that no other contractors were willing to take on. Xavier and his crew always worked hard and are very pleasant to be around. They have wide knowledge and skill sets and are willing and able to do anything you might need. No lazy-bones or burn-outs in this crew!

Gerry recently did a roof job on my house and additional work on water damage to the ceiling in the bathroom. He had to work around another contractor doing a mold remediation job in my attic. He was extremely professional and has a work ethic that is of the elite standard. He had to work around issues with the mold and was accommodating with last minute schedule changes. I would recommend him in a heart beat.

Without question, we are very happy with Andrew Winter and would hire him again for our next renovation project. We hired Andrew (Drew) Winter to handle a kitchen, bathroom and laundry room renovation in our recently purchased home. After evaluating many contractors, including contractors recommended to us by family and friends, we decided to go with Andrew. From our first meeting we felt comfortable working with Drew. He was upfront and honest, provided fair pricing and a realistic payment schedule and was an excellent communicator. Many times answering my calls, text and emails before and after normal business hours. At the end of the day, he is the type of person that just wants to make things right. In a little less than 8 weeks, Andrew transformed our 1935s kitchen, bathroom and laundry room into a modern marvel. There were many obstacles along the way and living though a renovation can be very challenging, however Andrew went above and beyond to keep our home as functional as possible and we appreciated his honesty, guidance, positivity and dedication to our project and happiness. What started out as a few minor renovations to make our home more livable for a few years turned into what we would be happy to call our forever home. That being said, Drew is already talking about the house he is going to build for us in a few years.

My wife & I interviewed 14 general contractors for our complete home remodel project (3 new & expanded baths, new vaulted ceiling & tiled shower in master bath, new tray ceiling & barn door closet in master bed, new screened-in porch, new front porch & front door, new & expanded wall of colonial windows in living room, finished garage, siding repair). This is a big project & we wanted to make sure that we hired a GC that (1) is skilled, experienced & has a track record of high-quality work, (2) is trustworthy, ethical, communicates well, easy to work with, and, (3) charges a fair rate for his work. Ralph is a rare find and checks all of these boxes. You should always speak with as many contractors as possible in order to find the best match for your project, and, Ralph should absolutely be on that list. We are very impressed and very happy with Ralph, and, we HIGHLY recommend that you discuss your project with him before making a final decision. He's a hard-working, highly-skilled GC that does the right thing by his customers at a fair price.

We have used Allied Construction on several projects - a deck reconstruction project that our first contractor totally messed up - it was Allied Construction to the rescue! The second was remodeling our dated 90's kitchen and bringing into this century. The owner, Mike Scarale, was very easy to work with, very acceptable of input and ideas, and was willing work with us when we hit budget limitations. Allied paid close attention to detail - and we appreciate the extra effort! When I approached Mike about a kitchen island idea, he brought me the island of my dreams! It's a beautiful spot light piece in our new kitchen that we love. We will be calling on Allied for all of our future construction & remodeling projects!

I am not one to typically write reviews, but i often read them to see what other consumers think about their experience and use them in my own decisions. I usually look for three things, how was their experience, did they leave the place a mess and would they hire the contractor again.... We hired Walker Hound to replace 11 of the windows in our home, both second story and first. Their level of professionalism both during the pre-selection and the construction phase was impressive. Their presentation of the product they were selling helped us make an informed decision. Where other contractors we met with paled in comparison. They responded quickly to my emails/posts on thumbtack and even offered to send me references if i requested them. They were extremely neat and tidy when they were done for the day and picked up and removed all debri. We are very satisfied with the windows and they look amazing (both interior and exterior). We have more windows that we will be replacing in the future and look forward to working with Walker Hound again. Sincerely, Mathew Jacques

Ed was very responsive to text messaging which is my preferred method of communication. He was able to give a pretty spot on estimate off of pictures I sent him. Even came out to do the work on July 4th! Try to find another contractor that would do that. Did a great job with the work and have already hired him for a second job.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
