I have NEVER been SO PLEASED with any independent contractor, as I am with Glenn! We had an electrical issue in our finished basement. It was quite scary, with outlets smoking. Glenn came out, analyzed the problem, went to Home Depot, bought what he needed, and fixed the problem! He quoted me a price of $225 to come out. I assumed it would be much higher to fix the problem. It turned out to be the entire price! I would recommend Glenn to anyone, for any problem! I will never use anyone else! He was prompt, thorough, listened to my concerns, explained everything in full, and I slept very well last night, knowing my house would not burn to the ground due to faulty wiring from the previous owner! Thank you, Glenn!

Rick and his team turned my scary basement .25 bathroom into a dream laundry room. He did plumbing, masonry work, electrical, ceiling, walls, and even stained the door to give it a finished look. He was very professional and polite. We already hired him back to do more construction work in our house!

Mark was great! I had a rodent issue and needed to have what I thought were holes behind my cabinets fixed. Mark came and took a look and actually found that the problem was in my crawl space. He got in my crawl space the first time he came over and found a hole in my basement wall. He got the problem fixed in a very timely manner and his work was impeccable. I am so grateful that he didn't just fix behind my cabinets but really took the time to find the real issue. I will definitely be calling him in the future.

Hello Everyone, Just wanted to share my success story with you, I hired STP and Home Decor to hang drywall in my unfinished basement the I had another contractor begin. Unbenonced to me at the time the previous contractors work was less then commendable. Joseph and his crew came into my home treated me with dignity and respect corrected the other contractors mistakes and gave me an awesome price. Now that my drywall is hung I have hired them to comple the painting and put down my new floor I'm sure it will be spectacular. I look forward to sharing the total transformation of my new living area with you thanks to Joseph of STP and Home Decor

Excellent! James is an experienced professional who is extremely reliable, knowledgeable, and thorough. He did demolition work on our basement that had water/mold damage. He gutted the walls, ceiling, door frames etc. and also disposed of all debris. Knowing that we were looking to have this project completed in a short time frame, he was able to help us get the job done quickly but also properly. We were extremely impressed with his skills and ability to take on about any project that we needed help with, and are also working with him on several other projects in our house. We have really had a great experience working with James, and would absolutely recommend him!

I will have to say I was not the easiest customer to deal with I am sure between me and my husband we changed our minds about four times on how we wanted our basement to be framed out. Chris was very patient and professional and it turned out better than we could've expected. Very professional reasonable and reliable we have used him several times for little jobs after our basement was done. I would highly recommend.

Our project is a complete basement remodel for a mother-in-law apartment. Includes a bedroom, living room, full bath and a second family room. Entertained 3 contractors and based on the proposal, creative design, materials proposed and value in pricing - Alara was selected for the project. Very impressed thus far...3 weeks in and all framing, plumbing and electrical is completed. Sam and crew are top notch. Communication is excellent...coordination with township inspectors is perfect, and the workmanship is incredible. I will update this review when the job is finished and will be happy to share pictures and provide additional detail. Can't wait for Mom to move in....she will be very comfortable in her new space. Thanks Alara!

It was an easy transaction, Floyd of about Face Services is pretty prompt in replying/communicating back. He gave us a very fair price for installing a basement slider window. Honest and stayed true to the initial price estimate he gave even though he could have easily added for the extra materials he needed and extra time it took to remove the metal frame of the old basement window attached to the concrete. They are respectful of maintaining cleanliness in your house ! They covered the carpet and vacumed after work was finished! Even took extra effort to make sure furniture/personal belongings are protected. And Floyd took the time to also follow up the next day if everything /mortar has dried up. ( You dont get that a lot these days fro contractors) Thank you About Face Field Services! Rebecca

Bilco door in basement where no opening previously existed. Despite many weather related setbacks the job was completed in a timely manner. The work area was left cleaner then before they started the work. I will definitely be calling them back for more work as the opportunity presents.

Sea Level Contracting remodeled my living room and dining room from a 1980's style and transformed it into a modern, traditional, elegant set of rooms. New floors, crown molding, base boards and windows all set a new tone for our living space. We used them again to transform a bathroom from a 1970's motif into a modern new bathroom. New floors, tile, tub/shower, vanity and toilet all modernized this bathroom. We couldn't be happier. Can't wait to save some money and have them complete our basement!

We met John in 1998, while he was working on our neighbors house. We lived in a townhouse at the time and we needed him to do some drywall work for us. It was fate…. John ended up doing work for us in our town house and then when we moved into our house a year later. It has been 18 years that John has done work for us. He did everything for us. He did a meticulous job on all our crown molding and chair rail molding throughout our house. Not to mention the beautiful fireplace mantel with molding surrounding the fireplace that he made for us. We had an unfinished basement, which he finished for us which turned out beautiful, which included a 4th bathroom, bedroom, arts and craft area and finished closets. Over the years, John has done other tile, electric, plumbing work for us. We have not needed it yet, but he has done amazing siding, roofing and window replacement, as we have heard from other clients. Not to mention the beautiful renovated kitchens and bathrooms that he has done, along with amazing additions. We found John to be easy to work with and reliable. He is always on time and finishes the job in a timely fashion. I would recommend John to anyone. He is reliable, meticulous, personable, and is a true craftsman

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
