- What should the customer know about your pricing (e.g., discounts, fees)?
Each property is different, but we do have a minimum yearly fee for our services. For rental buildings, we charge a percentage of the gross billing, while in Condominium and Cooperative buildings, we charge a per-unit fee. Each are payable each month to EBMG. Our services are all-inclusive and extensive. We're handling the rent / common charge / maintenance receivables coming in, paying all vendor bills (and payroll, taxes, etc.) that need to go out and we're providing all of the information to the owner / Board each and every month. We operate on complete transparency and are one of the only companies in the New York City are that will actually share our data with the owner or the Board in its entirety. We operate on Dropbox, a cloud based filing system, and we will hook the owner / Board in so that they can have access to all of the documents that we're working on, as we're working on them in real time.
- What is your typical process for working with a new customer?
Normally, an owner of a building (or the Board of a Condominium or Cooperative) will contact us as they're looking to hire a new management company. We will want to do a walkthrough of the property and in the first interaction we'll obtain information from them on the size of the property, its use, the number of employees, the height of the building, any ongoing issues that they're having and more. At that time, we will send them a full rundown of our services, which is quite comprehensive in scope. Each property that we maintain and manage has at least five people from EBMG, LLC attache to its operation. Each client has a Property Manager, Accounts Receivables, Accounts Payables, Sales / Leasing and our Controller overseeing it. There are multiple points of contact and expertise on the client's building at all times.
- What education and/or training do you have that relates to your work?
Our employees have varying degrees of education and certifications within our related field, Property Management. The company, EBMG, LLC and multiple principals of the firm are Licensed Real Estate Brokers in the State of New York. In addition, two of the Principals hold the designation of RAM (Registered Apartment Manager) which was earned through extra education and additional certification processes.
